Noticed you said sales center open in October of 2025 (around the 2:45 mark). Is that what the year you really meant or will they be available this year (2024)
Hey Mark, looking at the average days on market at 71, last June '23 it was 82 days. If you look back at June 2022 and June 2019, is this seasonal? Less days in the winter when the snowbirds are down. Just a thought.

So if I want a Lee Wetherington home that is 4000 sq ft and does not fit in a 64 ft lot I cannot buy it? The prices you are quoting do they include the lot premium?
I know that Stock owned most of the lots but it's a real shame that if you want a house from a builder you like, you are limited by the lot size and cannot buy a bigger lot to get your dream home built.
@@Peter-ok9bj I understand your thought process. Stock owned all the lots and then sold certain ones to the 3 other builders by lot size. But Lee Wetherington is going to build in Shellstone but I think they are limited on size there as well.
Good for you to mention the race tracks. I've been following for awhile now the status of that area and folks need to realize if they build anywhere near the tracks there are deed restrictions in place about not being able to complain about sound levels from the established tracks. It was a big discussion with the zoning commission before allowing the delevopers in that area. And as you mention, it can get loud (nitro methane drag cars make a lot of sound).
I loved the outrigger model but for that Can of money there is no flex room which is usually used as a media and game room. The office is slso pretty small.
Workforce housing is general understood to mean affordable housing for households with earned income that is insufficient to secure quality housing in reasonable proximity to the workplace

Hey Mark, another informative video. Do you have a take (or future video) on all of Lakewood Ranch moving under Manatee County… taxes, you think the south communities will all go gated, more cohesive identity, etc.? Curious your thoughts.
came across your video looking for anything Anna maria island. Wife and I typically go to Myrtle Beach every year coming from DC. We just wanna change it because getting older in our senior years. So, based on start of your video, I have always gone to beach when kidos back in school. So, planning first trip to Anna Maria either the week of Aug 18th or the 25th for at least five days or a week, all depends on good deals to find there on AirBNB or VBRO. I do know about AMI locals as well.
Oh my, definitely wouldn’t want a school in my back yard. That’s crazy. Build the school outside of waterside. You’re paying huge money for these homes. Come on. I wouldn’t purchase in Shellstone. I don’t want to hear a bunch of kids playing on their playground outside while I’m enjoying my yoga session by my built in dream pool. Good grief. You might want to think about building a school outside of a residential area like normal school locations.
Market conditions change. What goes up can also go down. As buildings age, their components age, they do not last forever. Folks, this is reality. These building certifications are a good thing. We all want a safe building to live in. These new requirements will create jobs, will assure insurance companies that proper maintenance gets done. Hopefully in the long run, insurance costs will stabilize. Yes, some people will be displaced. It is what it is. Building safety is of the highest priority to save lives and property building maintenance.
Love that house I was very interested in it. Until I was told that the lot premiums were 450K to 400K. There are no free lots in lake house cove with homes by Towne. So a 800k home is with options then after the obligatory lot primium that house starts at 1.2M. After options and a pool we are about 1.5M+ I think you should let people know this. You think you can get a house for the home price and that is an impossibility. If it wasn't for that I would have bought one, specially the Hilliard which stats at over 900K.
