Oh yeah its so great to live in Florida a State with sky high Insurance rates & a climate getting more Hurricanes more frequently carrying more damage potential ! Property values will be heading South as more owners want to get the H*LL out of Florida ! Untouched ? Wait till this season actually ends.
Looking at all the houses 6 to 10 feet apart I’m great full I live in Weeki Wachee I have 1/2 acres and the closest neighbor is over an acre away from me.

Its unincorporated & just because this Hurricane didn't give the town major damage the climate change is bringing more violent storms here ! The State run Citizens Insurance was already INSOLVENT before Ian with property owners still waiting to get $$$ ! Guess what happens to property values when people don't repair & leave ? Values will plummet in Florida with sky high Insurance rates.

@@zassy4778 parrish stood tall. A few missing shingles and some trees fell as expected, but things look great otherwise. Parrish is a relatively safe place to put down roots.
The underground electric line that runs straight from the powerplant has been a godsend once before. I assume it will be again. I will do a follow up video to this one after the storm.
Thank you so very very much!!! I was working on placing a ladder against the garage door tonight to keep the garage door from potentially collapsing inwards from the wind. I am going to put a latter up against the garage door from the inside and then gently back my car up against the latter to hopefully add support to the door itself. Fingers crossed it works.
We have been interested in the Oakfield lakes community in Parrish; however, it appears to be in or right next to evacuation zones B and D. I’m not sure if we are looking at the map right, but does it sound accurate? Stay safe out there!
You did see it correct. I was wrong. Oakfiled is in the purple and green zone... D and E are evacuation zones. D and E have not been evacuated yet. Hopefully they won't need to be. Have you decided on a Realtor to work with yet? I am a Parrish expert, but I do get schooled by future clients on my flood zones sometimes😅, and my services are free in that it would be no money out of pocket for you as a buyer. @@JoshuaSellsTampa thank you! We are still debating whether Parrish/tampa Bay Area is the best option for us. It’s interesting that Oakfield seems to be in a non-flood area, but still in an evacuation zone. There is even some orange right next to the planned community, which is disappointing as we were excited about that development.

Minimum lease period in the neighborhood, I believe, is six months. The roof is original. I should have mentioned that in the video. Likely, roof plus $20k+.
@@zassy4778 it’s been on and off the market for just about a year. I don’t have the numbers in front of me, but I think the bank has done over $50k in price drops since it was first listed.
@@ReneeKoutsios it needs a roof as well. Someone can make a very nice home out of it. The house will be a steal for a homeowners who has time to put some sweat equity into it.
I had some strong leanings to move into the Gulf Coast. With back to back hurricanes and tropical storms my resolve is weakening to move to that area. People are selling their houses for discount in order to get out.
@@paulstrzykalski2596 just like it did before the storm. Parrish received some wind and a little bit of rain. The biggest damage around here was trash cans blown down the road. We are 15 miles inland from the gulf. Anna Maria Island is just to the west of us was flooded.

The single biggest objection I have heard over the last couple of years from potential home buyers in the area was due to the lack of simple amenities. Parrish is going to blow up as the conveniences go in.

Congrats on your new construction home!!! Where are you building? I am in North River Ranch. We received 19 inches of rain over just a few days this summer. Not a whole lot of flooding in Parrish. If you are in an X floodplain, you will very likely be fine. Most developers are building homes up to the x-plain.
@@zassy4778 Flooding risk is my primary concern, as well. We are buying in Canoe Creek on Golf Course Road, closing next month, and that appears to be around the “flooding central” area of Parrish.
@@JFreeUNC oh no! Goodness I really hope they can figure it all out soon. We are going to be off Rye rd in Aviary and we saw the flooding there on that main road. But the subdivisions don’t seem to be affected.
@@JoshuaSellsTampa thanks so much. We are building in Aviary at Rutland Ranch. No flooding there just the main road was blocked off for several days after Debby due to flooding. We heard from our sales agent that they rarely have any flooding issues until lately. Thankfully our subdivision is not an area of concern. We come to Parrish often to check on the progress of the house and just to drive around. We are thankful for your videos. Hope to run into you one day.
I will be moving there next month. “Downtown” Parrish along 301 is pretty old and sad looking. Happy to see lots of new stores and restaurants popping up on 301 and Moccasin Wallow.
Disaster waiting to happen, eventually with gas, within time. Those single family homes should be $305k.....max.......That entire section sat empty for over 11 years the previous builder/developer could not sell one lot.
@@Tibor-d6g it’s a pretty neighborhood. The existing side is very pretty and the area that is being built out now will be equally as nice when it’s finished.
@@JeepdudeFL 😅 I should have recorded a different house, but that was the house Simply Dwelling had that was furthest along. The blue tape is very good proof that the construction manager is detail oriented and anal retentive. The house will be good quality when it is complete.
