Your math is correct. But 3.5% BOC rate will bring with it higher unemployment and less buyer confidence in future financial stability. Factor that in and the buyer pool wont increase, but the rate will decrease. In a nutshell, the financial advisor provided an accurate prediction based on more detailed recessionary trends.
Hi Norm. Actually, what I say in the video is “what I’m reading is that economists don’t think there’s going to be a decrease in April”. I base this comment on articles in the Financial Post, Globe and Mail, and CBC. I watched the policy rate announcement and pay close attention to what leading economists are predicting - in particular, I follow Benjamin Tal and Dr.Sherry Cooper. My degree is from Carleton University.

In the event of an emergency seek shelter under the nearest bag of wine corks... that won't actually do anything to help, but it's a good chance to at least be close to the full bottles if anything happens
People smarter than us say that the current market isn’t a “bubble”. However we worry about buyers who are paying over market value for a home - could be a problem if they need to sell in the next few years.
Never leaving the island is my personal favourite solution for not getting stranded on the mainland. ;) But props to all the folks who work tireless so that these things are *SO* infrequent! In my whole life I've been involved in one such ferry SNAFU when the rudder stuck on the way to school and we had could only turn right. The crew masterfully used the wind and currents to guide the ferry back to the island dock for repairs... to be honest the thing I remember most about that day was getting the day off school! :)
