How do you appeal after the board has denied you?

Hi Dana, Great question! You can go to your City's Board of Review every single year if you want to fight the taxes/assessed amount. If they denied your request this year and you don't agree with it you can appeal their decision by presenting your request to the Michigan Tax Tribunal. I highly recommend working with a Realtor to help pull comps and prepare a Comparative Market Analysis to help strengthen your appeal. Thank you so much. Yeah, I definitely need a real estate agent. One of the board members is a real estate, and his attitude was so laissez faire. He has a You Tube channel where he basically says: Your fault and sell your house.

Thank you, this was helpful. It seems that properties in the Upper Peninsula have gone up in assessed value from 40% to 100% from 2023-24, including our own undeveloped land and vacation home. This seems excessive. Are you seeing those kind of increases throughout the state? Also, how would I go about obtaining the "broker price opinion" that you mentioned.

Unfortunately yes, we are seeing similar increases with sales in the Lower Peninsula as well. I would ask a local real estate broker if they can create either a Comparative Market Analysis or Broker Price Opinion (both can work) for you to take to the board of review.

I'm so glad you found the explanation helpful! If you have a mortgage, I'd recommend giving your lender a quick call to see what they estimated your annual taxes to be when they created your escrow savings account so you'll know if the increase in taxes this year will also increase your mortgage payment or if they already built in a buffer for the new tax amount. It wouldn't impact your mortgage payment for a few months still but I'd want a heads up.
