We all know this is wrong but causing a drop even to the rate of increase in house price rises for any reason at all, anywhere in the world, will see a government decimated at the polls. Houses are obscenely expensive and it's getting worse at a faster and faster pace but people who've already got a house won't accept controls in price under any circumstances. It's a real problem for future generations and it's the last vestige of the feudal system. Sadly the vast majority will become landless peasants no matter how hard they work or how much they save.
I see where you're coming from, but the roles are pretty different. Realtors do a lot behind the scenes-everything from marketing a property to negotiating deals, and more. Their commission is how they get paid for those specialized skills, and since it's based on the sale, they only earn it if they succeed.
Marketing, owner can upload the photos to a web site, done. Deals, there are no deals anymore, done. So why should a glorified cashier make thousands off of a house being bought and sold. They are parasites. Maybe 35 years ago they were a vital part but now they are less than worthless just leeching off of the system.
Great if your bank appraised higher. If the county appraised higher you can protest your taxes (whether by yourself or hire someone to protest on your behalf)
A lot of these builders have ins with inspectors. When I purchased new in TN, I was told a home inspection was OPTIONAL on new homes…. So if the contractors are in good with the code state inspectors a buyer could be screwed. I’ve seen new constructions here in TN that have passed code and even home inspections that have clear major issues. I’m not sure what some of these inspectors are even going when they come out.
How about inspections??? Usually before the builder gives you the house it has to be cleared by state inspectors ... if it is not good then the inspector didn't do his job and should be reliable for things not being up to code!

Thanks for great video. Very accurate info. Have a friend who works for a large real estate investment firm and from what I hear this is exactly whats going on. People are leaving parts of Texas while spots like Houston and Dallas stabilizing as you mentioned. Deals can be found if your looking in the right areas. Texas is a big place!

It’s all about what you’re looking for once you want if you want a safe neighborhood where you know that your neighbors are community because it takes community to raise a child. Then you come to great safe Texas if you want migrants to rob you on the mopeds and beat police up move to New York. I got $800,000 to spend on a home where I’m gonna put it look at what you can get in Texas freight $800,000 and look what you get other states in bad neighborhoods that might kill your ass. When I want advice about the newest value menu that’s coming out at McDonald’s I’ll ask her when I need advice about reality and real estate. I’ll look it up. Maybe on the Google ,I don’t know.
And come on people it always is about area as well. I just sold a house East Dallas in Lakewood for 1.5. I bought that house three years ago for 795. And then bought a house that was 2000 more square-foot than the house I was in East Dallas in He Texas, which is beautiful for 1.2 Know your shit is what I’m saying.
Tornadoes ha ha ha ha ha ha. I could see why somebody would not want to take the chance of going to Texas and get more valued for what they’re worth in Texas over getting stabbed or getting the needle in their kids foot while walking to school in California.
And I gotta say this while I’m at it in 2008 when everything hit the bubble, the burst as you may say. Texas was the only one with Florida as well and Tennessee growing they didn’t feel the impact as far as other states did.
The pandemic didn’t have shit to do with why people are leaving these dumb ass States. it was all the above crime everything all the above and all the above us is still there just without the pandemic so yes, people are still flocking to these states. Trust me. I can’t keep my head held high enough to be able to get out of the damn cement from which I’m feeling foundations with.

And look at the logistics every state is going with this because of the increased mortgage rate inflation states like Texas and Florida all the only states that are above this and I’ll throw Nashville in there to believe it or not.
