New Construction contracts are not easy to get out of because it's being built to your specification. I would contact a real estate attorney. Good luck to you!
Right, you got the point how it’s difficult To get out contract, the contract has all clause supporting to the builders that they can post pone closing for months etc., etc., but we don’t have an option to do that unless loose that 5% deposit made, thanks for your suggestion.

If the seller lists it for a little more than you have, can you simply offer what you have in cash and hope they will accept because it's a cash offer, or is there another way to come up with a small amount from a loan to cover it? I doubt a lender would write a 30-year mortgage for only like 20 or $30,000 right?

Well, an appraisal is more of an art than science so the Zestimates are usually junk. You really should have an appraiser take a look and make sure for resale purposes you are buying at the correct price. Good luck!

Can I do this myself without an agent?I’m a buyer and I just feel like no one is trying to help me because my budget is to low and I wanted to submit offers, I’m ok with getting rejected but I still would like to try.
You could approach the listing agent and have them write up the offer but you need to be clear on who they represent. I would assume that the listing agent represents the seller but just have them write up the offer and represent yourself. Some states you are not allowed to do this.
Thanks so much and I also live in PA I’m currently in the Philadelphia county area, I’ve talked to multiple agents and no one is interested in helping me. Example a house was $180,000 I asked if we can put in an offer of $175,000 considering my budget and that the house was listed for pass 40 days and it needed repairs which we were ok with. The agent told me no that we have to either give them the asking price or more and we never put any effort to trying to get that house and eventually it sold for $170,000 way below the asking price. I feel like no one is helping me and nobody contacts me, I have to find all the houses myself, the home can be missing a roof and the agent is still telling me I have to pay the owner the asking price of $300,000, it’s ridiculous. I rather put in offers and get rejected then sitting around doing nothing, but thanks again for your input I really appreciate it.
I did consider it. I decided to be a bartender right out of college and take my time to find a job. Then I was hired by the owners of a company who came in for drinks to do accounting. That was the windowless job I had. I was fired by the wife when I asked the husband for a raise and he gave it to me. I think I talked about it in another video. They asked me to come back but I am stubborn!
