Awesome info for anyone not familiar with buying new construction. This woman does not lie, I spent about $140k between the Design Studio and Structural when building an investment property in Sayebrook. That number does not include the lot premium (which was low at $10k). I've looked at Arcadia back in July and would consider another rental property or two in Arcadia. Appreciate the professionalism ! Oh, and I had to pay $2,600 after closing for a contractor to put up gutters and downspouts ;-)

You missed out on a highlight of Georgetown, The Georgetown Art Gallery. Just down from the Clock Tower it is South Carolina s oldest Art Gallery. It’s a 20 artists co-op and has been there for many years.

@emcinc9654 there are definitely areas of Georgetown that require flood insurance (FEMA designated flood zone AE). However, you'd be surprised how many options you can find in which flood insurance isn't required (FEMA flood zone X), but I still HIGHLY RECOMMEND) you get it. When it's not required, it's not that expensive per year and totally worth your peace of mind!

I bought a place in Barefoot in 2010 and will now be retiring there full time in 6 months. I love this area and after traveling the US and the World this is where I decided to retire. The weather, the people, the bars and restaurants, golf and of course the beach.

@@marle2719 thanks for your question! An HOA can increase in any community, but obviously the goal is to avoid that! Developers do a much better job at creating the HOA budget than they used to. Once an HOA turns over to a board that is run by actual homeowners (vs. Developer), they may make changes in who is used for landscaping, management company, etc) and those new companies may charge more, this resulting in an increase in dues. Hope that helps!
Worked for Elliott’s beach rentals for about 5 years total. I’ve seen every inch and corner of roads been inside over 800 condos/luxury homes/elite homes cleaning, replacing air filters etc… not once have I had to complain about my job. All day I’m in nice places usually dealing with nice people even when someone doesn’t do their job right and leaves a mess for the guest to show up to. I’ve had to go clean guests houses with my then girlfriend and usually we stayed until 2am way after office closed but I stayed on the clock to go fix or clean up whatever a guest called our office about. Lunch breaks were the best, either eating chicken big or pot roast at boulinous up on the second floor overlooking ocean blvd and sea mountain hwy, if I felt like it I’d have the option to sit on the beach or the balcony of the unit I was in (i cleaned them so there wasn’t people there during cleaning obviously had the whole place to myself lol) some of these places especially near ocean lakes are just mesmerizing

There's violence and hurricanes like everywhere in S.C. I live here I know. Look at the statistics. You will be ok if you are rich. It's a tourist town. The locals are poor so please tip them well.They do all of the work for the businesses to gather more money.

I really enjoyed this video. My parents currently have a vacation place in the Surfside Beach, Sc area. However, it has gotten quite busy and more congested there lately. As my parents get older, they are now thinking of looking elsewhere, something less busy, but also would like to still stay within the Grand Strand to be able to enjoy a little of the hubbub even if just occasionally. My uncle actually lives in a beautiful community in Little River, so my parents are beginning to transition their focus more there now. They like that it seems quieter than some of the other towns in Horry County, and my father has always been big on fishing. I am looking forward to helping my parents find a house in Little River, and might just begin looking for a place here myself too! 😂 Thank you for posting! And while sense of security is definitely one of those factors for many, it is by far the lower cost of living making people choose the Grand Strand time and time again. Just as an example, I paid $2.89/gallon for gasoline yesterday. If you're retired and on a fixed budget, people love your dollar goes further here. @@CageyLeigh Hi, Ken! 99.9% of homes in our area are built on concrete slab because we are at sea level and there's not much room to go deep with a crawl space or basement. And, this particular community is not in a Flood Zone.
Richard, definitely let me know when you're coming and I'm happy to introduce you to several communities to consider. This particular community really increased their prices since I did this video and isn't the same value it used to be. The good news - there are many options here!
I would forget the Shops and preserve and embrace that Steel Mill.. We cant keep relying on Indian and Chinese steel that have no comparable quality. America used to produce some of the best steel in the world at one point. We cant keep closing down these masterpieces of American ingenuity..
Is it more than $215,000?That’s what we paid for a brand new build, 2 1/2 years ago in the same area. 4bd/2ba on .43 acres. This house is almost identical to ours. I’m curious to know how much this house is currently going for. Plus, our mortgage rate was 3% back then. If we had waited until now, I honestly don’t think that we would’ve been able to afford to buy. Thank goodness that we didn’t hesitate!

If they stay at the pace they are now, they should still have lots, but they will definitely be more expensive if our market/area continues to grow like it is now (and there is no indication it won't).
