I had the pleasure of staying on Casey Key last winter. I walked North Casey Key Rd daily and even on a windy day the water would come up over the road and sand covered the driveways. I spent a few years on the west end of the Paradise Island. Very similar to Casey Key but no roads. During a tidal surge the water and sand came up causing significant damage. Soon after I watched as they sank a large old ferry off shore to create a reef to help with the tidal waves. God Speed Casey Key…love you and want you back❤️
This guy is a fountain of information ! Venice Island suffered very little damage ! Our Son lives there and works there . Nokomis by Roberts Bay had flooding , there was very little flooding on the Island . WE owned a business there years ago and flooding was minimal and THANK GOD IT WAS ! Fear Mongering seems the norm these days . Winds did more damage and if you had a Mobile Home in a Hurricane area , good luck !
Venice is only an "island" because in the mid 60's a waterway was cut across the land to make the Intracoastal waterway that runs from Tampa to Fort Myers. It is marketed as the "Island of Venice" because tourists buy into it as it sounds more exotic than just "Venice". It is not a true island and that is why the topography is different than Manasota Key, Casey Key, Siesta Key, Longboat Key, etc. (Key =Island or barrier reef). Note that Venice was never called Venice Key.
Yes .. Venice "island" is unique as a "man made" island. There is a lot of history and intelligent planning that went put into the design of this space. There are so many areas in Florida where NO consideration for planning for Water Retention and future growth was considered, and these areas are now flooding with rain storms, 10+/- miles from shore.
@@TroyFunkBroker I agree it is a beautiful place although like much of Florida the developers and crush of people are ruining it bit by bit. Been in Venice since 1950 so have seen huge changes, most of which have taken away from Venice's charm, not added to it.
Troy, there was always one commercial rental on Casey Key that consisted of a few cabins (plywood partitions, no ac). It had somehow been grandfathered in. We were there on and off in the 1950’s, maybe 4-5 times. It was luxury at a bargain price; I think one of the patrons of my family’s store told us about it. The beaches were largely empty-the opposite of Lake Michigan-and we could just run across the road to our section of beach. Something happened in the early sixties and the place was redone, in the process losing a great concrete structure built into the side of the road, that had an awning-covered cabana and a large built-in charcoal grill, where we could cook hamburgers. It was pretty fabulous, and I have always dreamed of returning, if only to snowbird. January was always when we came. Do you estimate the island will be restored by January 2026? I suppose it’s a lot of wishful thinking that prices in the area would go down as people leave the area…….
I see this island being restored quickly and don't believe prices will fall. Generally the Wealthy do not panic sale (as they own their properties without a mortgage) and will wait if they can not get their price.

Thank you for the video, nice job. I like how added context, not just video or photos. I have a big issue with something you said. Milton had a higher storm surge than Helene. I live on Dona Bay. Milton was about a foot higher. We could tell by the marks left on our walls, especially our blocks. On ocala blocks it is easy to see. There was other evidence of the surge being higher. The damage was not as bad because there was not much more to damage. We had already put our damaged appliances, and equipment out to street. The wind for, Milton was a lot worse. There was more damage to the trees and the second story of our house. Milton undid the cleanup we had done. That was very disheartening. Another note. Both Helene and Milton were record setting. I live in my childhood home, moved here in 74. We never had water in the house. Barely some water over the seawall. We had over two feet of water running through our yard, not just our house. Neighbors on the other side of the road had water in their houses. It is difficult to describe the scale of what we had. I do feel lucky it went down to a cat 3.
Good feedback - thank you for sharing (how you had more flooding with Milton) on Dona Bay and noting this was a record storm. Would like your feedback on my video of Venice Island (we own property there) and Milton seems less intense than Helene on Venice Island.
@@TroyFunkBroker we have a house there too. We just had the power go off. However are area looses power quickly. Milton had a lot of wind with the salt spray that covered one side of the house. The good thing about “the island” is part of it is high ground. The wind did a lot of damage to the trees, all over the town. One reason Milton did not seem as bad as Helene was that Helene did a lot of damage already. How did you fair in Venice.
Yes, the building are there. Not sure about the flooding. I have seen the beach of Whispering Sands change drastically (it use to have a private beach, now it's very public).
I went to bed and when I woke up?! You slept thru that sh**?? I was in Daytona. Drank some ni before. bed by 10. Woke at 2 and couldn't get back to sleep. Winds blowing thru here were no joke. 98mph winds. Crazy...
I have so many pictures from all up and down and side to side of Florida, I’m a Floridian, and back in the later 70s, 80s we moved a lot, Dad’s work,but we did get to visit a lot of phenomenal places biggest memories the people were so friendly, Where nice is normal not like here in south Florida😂, i’ve been praying so hard for everybody, seriously, to all the states and islands💯🙏🏻
I question Milton being a cat 3 as the highest winds I saw recorded were 105 and they were gusts. If there were sustained winds of 120mph then where were they. Fortunately the hurricane got severely sheared prior to landfall. 120 mph sustained winds means there would be gusts to 140mph.
My parent's have a Summer home in Clearwater, Fla (Bellaire shore area). I'm preparing myself to see alot of water damage in the house on Fri when I fly down. Any info you can offer me about how bad the area flooded wld be greatly appreciated. plz stay well
My parents grew up in Seminole and were the first graduating class of Largo High. I still have family there ... they report the damage is severe. Prayers to you and family

Thank you for producing this video...Spent two decades enjoying Casey Key in my mother's Gulf to Bay home that her husband built 1976 when few lived out there. We originally lived on LBK since 1961 and am sorry to see the devastation there as well.
This has becoming too common of occurrence , my plans were always to retire and move down there in the very near future, I’m now decided the west coast of Florida is not an option. I follow you Mr funk and like your videos but I believe you’re wrong on trying to make it seem you’re better off than the east coast of Florida and that’s just not the case . I realize this is your livelihood but facts are facts and I’m disappointed by what I hear because you’re sounding a bit like a car salesman. Good luck to you and glad you’re all safe !
100% correct…The East Coast(Atlantic Ocean) side is 1000% better than ANY Gulf location. Air quality, water quality, beach quality. Lived on both for over 40 years….
When you see the keys sitting.out there so vulnerably...it makes you wonder how real estate got this right!! Obviously it's just beautiful and has made billions and anyone would want to be there! But that's a high price to pay.....seems this will be a forgotten trend and eras as climate change will take charge.
@@retro000 There’s good reason the indigenous people of Florida did not build permanent settlements on Keys or barrier islands! As far as climate change. When we use to have king tides the water would come just above the sea wall,now 20 years later it comes 6 to 8 feet into the back yard. I’m on the east coast and I can only speak for what I see with my own eyes. I’m a 54 year old native Floridian who was 11 years old before I saw my first hurricane and 22 when I saw my second. I’ve been affected by 7 major Hurricanes since 2004. Doesn’t take a scientist to figure it out people! Wake up everyone,this isn’t political. It’s facts!!! 😎🤙 Good Luck from Ft.Pierce Florida. BTW we’re still cleaning up over here from the Tornadoes associated with Milton. 6 dead and 35 seriously injured in Saint Lucie County. Pray 🙏 for us all and Florida.
You would have to be able to sell it for it to be a 2,000% return. Try selling it now. High prices are the cure for high prices. What's happening is, the currency is collapsing against assets. The dollar is toast. It's worthless.

Great video Troy. I was out in June and had written you to use you as an agent. Since you’re so informative. But was in a rush a had another agent show properties in manasota key. And west side of port charlotte off the Myakka River. And feel like Englewood and Placida. North of gulf view. Anyways back in 2020/2021 I was wanting a keywest/Florida style home and now everything will be shooting for those type of homes. The goal was to pay cash and naked on the insurance in the right area of course and now a days I. Like waterview properties off the Mayakka river or Englewood and Placida area. So, yes my thinking was right and love the true version of a Florida home built on stilts. I missed out of a house selling for 750k, and a offer came in before I could get home in north San Diego and make the finances work with the girlfriend . She wanted another property @ 135 Wilhelm on manasota key. Which I liked too. We got beat out by a person ahead with owner/seller/agent had us in 2nd spot. I still want to live thee even if without the girlfriend. We,just sold - 5100 Jessie harbor #602 off Blackburn harbor. Was going to be our residence, but the hoa poorly managed. Excellent update Troy. For 25 years Hurricane Andrew, a Category 5 hurricane which devastated Homestead in Miami in the early 90's as always the Big One. However, since 2018 there have been two Cat 5's and three Cat 4's. It's getting scary. People on Casey Key can obviously absorb these hits but tens of thousands of retirees on fixed incomes in RV and trailer parks have lost everything. I think it's prudent to carefully reconsider Florida as the retirement paradise it has marketed itself to be. It's now coming with a price.
I lived at 3614 Casey Key Rd for many years. I was there for several Hurricanes going back to Donna in 1960, and Agnes in 1973. I evacuated for Hurricane Charlie. My family still lives on the key. But what I want to know, is what are they going to do about the Insurance Crisis? How can anyone think that home buyers are going to continue to buy if they cannot get flood Insurance or cannot collect on the monies promised for that protection?
Well it's going to come down to only people that can afford to self insure, they are the only ones that are going to be living out there. Cash sales for houses no mortgages that's the only way, insurance is now nothing more then a shakedown scam unfortunately. You pay all this money for it and then when you need to use it they deny your claims have to get a lawyer and try an sue them to get any money that you're owed and deserve to get.
@@robwaddell3661 Yup. They need regime change in Florida. The Insurance Companies are make billions off Auto, Life, Medical and Business. If they want out of Florida, then they should have to forfeit all the other policies they make incredible profits on.
@@TroyFunkBroker Which means the Real Estate Market will become only for the Elites. Which it pretty much was for those who live on the beach. But it will devastate the rest of Florida if the Insurance Industry just gets to f*ck over everyone else.

My sister in law lives in Siesta Key. I always make an effort to drive through Casey Key when I visit because of how peaceful it is. Glad you are safe!
Casey is now not attached to SIESTA KEY . MIDNIGHT PASS IS NOW OPEN! Mother Nature has now opened MIDNIGHT PASS. THAT WAS CLOSED BY RICH AHOLES AT THE SOUTH END OF SIESTA. MOTHER NATURE HAS NOW MADE THE BAY SO MUCH CLEANER AND WITH NATURAL SPECIES ABUNDANTLY MOVEING IN AND OUT OF THE GULF. THESE AHOLES RUINED OUR ENVIRONMENT BY INSISTING THE PASS STAY CLISED SO THEIR ENABLED PROPERTIES WOULD NOT BE UNDERMINED INMORE WAYS THAN ONE. KARMA IS SUCH A BEAUTY. SO WHATNGOES AROUNG COMES AROUND SO NOW YOU ENABLED KIDS CAN MOVE BACK UP NORTH WHERE YOU BELONG. SUCKS TO B U!😊
I am tired of it all. Particularly since the home insurance will now be crazy. When retired the last thing I want is to continue to spend ny retirement paying insurance and the hassle of putting things back together
I'm glad you survived. AND giving someone the opportunity to work. I have a friend in Tampa. They left and went back on Saturday. 'Normal' hurricane damage. What I saw (on video) how the people of NC west had to cope was heartbreaking. A house, still fully intact sliding off the mountain and seeing that same house hours later in a river so broad and high astounded me. You dealt with Milton while they were still in shock from Helene. They had no help. The video I watched was from a couple trying to leave as they booked for 1 night only. Only helicopters could reach them.
