Lived in Fremont my entire life...35 years...yeah it has it's downs but it has so many ups. I am so grateful I got to grow up here and then work for the city here as well. If you're looking for a kind, accompanying...genuine place...Fremont is gonna be it! My neighborhood which was isolated and just a beacon of amazing growing...up..ness....proved to be so cultivating even during the pandemic because we were so accepting of one another. Fremont is like that, in ways anyone who joins will see. I miss my hometown....viciously....but I know there will be folks joining that will continue that trend of Fremont being accepting and fun! Visit the movie drive in, see the concerts, have your kids join the camps, become one with Caplin in Niles, get your thrifting on, climb Mission Peak and see the BAY or go to Coyote Hills and do the same! Fremont really has so much to offer and I was so fortunate to experience so much of it...what ever i could! Go explore what I couldn't!
That would be 24 miles east and 50 min commute but if you can commute by public transit or work remote, indeed a great place and nice play for the value
@@dxcheong perhaps in the future! Pro tip is simply use google maps and have it depart or arrive to your work hours so you can see the common traffic jam areas.
@@SpencerHsuyes I know that works. Actually here’s an idea. How about a breakdown of the overall traffic as a standalone episode. Out of towners would benefit greatly from knowing the differences between 101, 880, 580, 680, 280, 237, 85, the bridges and tunnels. I live near Valley Fair and we have great access to 280 and 880.
I appreciate it every week because it allows me to compare my ongoing thesis as I track the market here! We are looking to sell and buy Q2 2025 when my tax exemption on real estate profits is activated.
Hi Spencer! Thank you for highlighting Mtn. View. As usual, the video was quite informative with lots of data. My rental townhome is near San Antonio and El Camino. This area is rarely mentioned. Is this a desired area or are most people looking to live in the southern Mtn. View or closer to Google? Is being so close to two very busy streets a turn off for most buyers? Also, I see that Mtn. View, Palo Alto and Los Altos, are putting their government mandated high density housing there on San Antonio and San Antonio/El Camino intersection. Will the proximity to so much high density housing lower the value of my home?
All of Mountain View is desirable because the city has a lot of great parks, restaurants, and proximity to jobs. Southern Mountain View tends to be the best as most of the area is all residential versus where you are at has more mixed retail. That being said, real estate is extremely local so if you are next to busy roads, it's still a valuable home but expect 5-10% off a home that doesn't have these noise issues. Almost every city in San Mateo county strip have no room to build so most will be building along El Camino Real as that entire area is zoned for higher density. Through the years, you will see a lot of mixed use space and certainly a lot of condos come on the market there. When you have a lot more people in the neighborhood it'll impact the value of your home. Whether it will lower it or not is a different question depending on what exactly gets built around there! Hope this helps
@@SpencerHsu Thank you, Spencer, for your thorough reply. It is very much appreciated. I have to admit, I am not happy with all of the high density housing along El Camino and San Antonio. I have always thought I would move back to Mtn. View when I retire, but I am definitely having second thoughts. I don't think I could handle all of the congestion and people. I guess on the upside, one would not need a car as most everything is within walking distance. Thank you for your input, Spencer!
@@SpencerHsu True for the people needing housing but not good for the homeowners living nearby. I bought in the later part of the 80s when it wasn't very crowded, no San Antonio shopping center, no Google. So, a lot has changed since then.
The thing I found about San Jose in much of the Bay Area. Unless you move to Santa Cruz. It’s almost impossible to escape the sound of traffic or the highway.
Thats partially true. Look at a map and as long as homes are at least 4-5 rows away from a highway/busier road, you’ll be fine. San Jose is very big so the outside perimeters have no noise
I have lived in Fremont since 1981, and it has lost it's home town luster. Looking to move out.Mission San Jose high school is a pressure cooker of a school that is where my daughter gose to.
Totally appreciate the comment. Most places will change and when you have a top school like Mission San Jose, it will continue to be a spiral that way. Fortunately if you own a home, the value of a home has done very well, so you can always move to nearby neighborhoods or cities that isn’t as hyper competitive .
@SpencerHsu Like.. say I have a primary 40 hour a week 9 to 5 job that lets me save just 1K a month after expenses. I want to save more than that, so to save time and make greater income what would you recommend as a 2nd job with a primary job?
It's a good thing you don't have to worry about that with Privett flood insurance. I remember seeing many closings get delayed back in 2018 when this program was basically shut down for about 30 days.
Oh it was a tough call between this and Magee preserver with Davidon at Danville. We ended up going with davidon. Not knocking the home or community. It’s gorgeous. We just preferred the Danville estate.
@@SpencerHsu a lot left. They just opened phase 2 last week and they have 4 phases. They have lots of great standard features and allow you to customize your home layout within reason. It felt like a custom build
I'm glad these buildings are finally finished, lol. Been ages since I last saw those renders for the Bristol and this just popped up on my feed. The condos are gorgeous!
Few reasons. Many people do prefer the new finishes, open layouts, and lack of bidding. You are correct. New construction is around 10% more than neighboring homes in an area so there is a premium for those benefits
The models look very nice. The problem is the Bay Bridge traffic getting to and from the area. If there is an accident on the bridge you will be trapped. One car garage is not enough space either.
