@@georgezipp8783 I doubt they are going to raise it based on the current data we have, but a pause is not out of the question. The general consensus is that rates will continue to drop through 2025 but not back to where they were in the Covid era. We shall see!
Yes, It's the city of Wildomar and right over the Murrieta border. The closest park is Copper Canyon Upper and Lower Park which are nice. No community pool, but the lots are good size if you decide to build a private pool. Smaller communities like this have higher HOA fees compared to the larger communities because fewer homeowners are paying into the "pool".
Hi Kim. Our listing at 29312 Alamitos Drive is just under 1.8% as estimated below. ~Chris and Jessica Genung $7,029 Base ($639,000 x 1.1% that we use as our first estimate) $4,327 Special Assessments aka Mello Roos $11,356 Total Tax Estimate $946 per month 1.78% Tax Rate Estimate ($11,356 / $639,000)
The California Housing market is similar to the port crisis we are about to see. When the long shore workers go on strike customers will have to start bidding on the open cargo space and it will run up the prices on shipping.
@@FirinnOnair appreciate the feedback. We use the clips to try and make the video a little more entertaining but don’t want to detract from the subject at hand. I’ll put some thought to it on these types of videos
I have dealed with KBHomes sellers rep who was exactly like you described it in this video. Very shady, russhing me to sighn 1000 pg contracts. I canceled my contract with them because after the appraisal the sq ft of the condo did not matched with sq ft was showing on the contract. And she kept telling me that appraiser made a mistake and refused to show me the blue print of the home. Also she told me that I don't need to hire an inspector because they will charge me $1,000.🙄🤔
It's the worst when they try and rush the process. It's a really big decision for folks and you should be able to reasonably take your time IMO. I haven't seen any $1,000 home inspectors, lol. Normally about half that, but worth the investment:)
I feel like #1 was directed towards us, lol. If you are looking to move to the area, Jessica is an AMAZING realtor and was so helpful to us in buying our first home. She was incredibly patient and worked with us for over a year before we contracted on a house. And the Home Inspection is so worth it. We were the client with the gas cap in the attic, but even if there were no major issues, we now have over 70 pages of pictures and comments on every room in our house including drone shots of the house that we love. Was well worth the small amount to protect our investment.
@@TammieCarlisle-y9g By the way, #1 was not directed at you! Lol Most of my clients start out in the mindset the home will be perfect and the process will be 100% smooth and that is understandable. But the reality is we are often navigating challenges as they arise although believe me, I wish it was always super smooth! 😅😂
Hows getting the home insurance? I am considering moving to Murrieta area, but heard getting a home insurance is getting so tough and expensive. Could you pls give me some tips in finding a good home insurance company?
@@미국간호사길라잡이 For new construction homes it’s not a problem and it is significantly cheaper than a resale home to insure. For resale, it depends on the area and the fire risk rating. Email me at Jessica@GenungTeam.com and I can send you my preferred insurance broker.
verry nice homes and a nice area, my wife and i moved from valley center just buy castle creek golf course 10 years ago to washington state we are thinking of moving back and we also miss Z cafe for lunch and dinner thanks for showing these homes
@@robertmeyers8884 you’re welcome and glad you enjoyed it! Love Z Cafe and it’s the best deal around for dinning. We’ve had so many clients move from Washington State and they all mention the need for sunshine ☀️
I moved to Temecula from LA four years ago for the affordability. I’m leaving Temecula for the lack of diversity. This region is very white and very Christian. And this is coming from a white person.
Crayon fork for Cheerios at The Mill in Downtown Murrieta aka Old Town Murrieta. FYI this was an accidental post and we think it might have been Baby Jackie's brother Joshua.
Bewteen high interest rates, utilities, food prices, and insurance rates; the montly costs of living are getting close to the tipping point. Great monthly update once again!
Sorry to hear you are leaving! That has been a trend although I think less people are moving lately than during the Covid years for sure. Where have you decided to move to?
@@helenacruz2405 hi! Closest grocery store is about 10/15 minutes. The town of Fallbrook with more options is about 20 minutes. Also 20 minutes to Oceanside stores: Walmart, Target, etc. Same with Temecula
Hello. Here is a Cost Of Living video we did a few weeks ago. Electricity covered as first main topic. ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-JR0PbShz9XM.html Thanks for watching and commenting. ~Genung Team
@@youtubemademecreateanewcha6965 Let me clarify a couple of things. My electric bill for August 2024 was $576, the highest it's every been. I do not have solar. This video you are commenting on is a new construction tour. All new homes in our area come with solar (leased or you can purchase). Everyone's electric use is different of course but here is an example. When I'm looking at electric bills for my clients buying homes with paid for solar, I'm seeing "True Up" bills around $1500-$2,000/year as a ballpark estimate.
@@ericmknsana2608 hi! Approx $213/month for the HOA, approx 1.75% tax rate and starting in the high $700s. Feel free to reach out if you have anymore questions
Hello! If you don’t mind me asking, what rate plan are you on with Edison? The reason I ask is we have an 1 older AC unit, we set at 76 for 1940 sq home around 9hrs a day and past 2 bills 800+. And we rarely use AC from 4-9 😢
Hi! I'd have to check. I've never changed my rate plan with SCE, so whatever the original plan was 😂 We don't start running the AC until mid to late afternoon typically because our house stays surprisingly cool until mid-day. We also run the whole house fan at night and then close up all the windows in the morning to lock in the cool temps.

I live in Murrieta and I chose Spectrum internet. They give you a free year of cell service if you switch, and $50 per month thereafter. I switched from 20 years with Verizon, and I see no difference at all. I was paying $130 per month with Verizon wireless.
