Thank you for the update. Watching Sterling Grove specifically (new build). It is interesting how slow it is despite being IMO the nicest community of the five. Certainly pricey but if you want certain things like the gated/guarded entry it is never going to be cheap. Watching June and then July updates, something curious is the change between months. It looks like the move-in ready/resale houses are just sitting, only two total sold in June-July. Days on market went from 70 to 104 days. Maybe a few recent listings were pulled which skews the remaining to the higher number? The lack of traffic is what we noticed when we spent several days there in July. It is clear some of the inventory spec homes they have were finished weeks or months ago and are just sitting empty. Based on their reduced prices compared to ordering a new build Toll Brothers realizes this as well. They had a sheet you could get once registered, front and back, of move-in homes. Probably 40 or so, only a dozen or so listed in the MLS.
Thanks for watching! It has been slow for sure, but these are notoriously slow months here in Arizona. We should see things start to pick up here in September (especially if we get a rate drop). Let me know if I can help you find anything!
@WestPhoenixLife thank you so much, unfortunately I won't be able to make it out that way for a few more weeks. Will definitely give you a call when I'm coming back out.
It was a beautiful home for sure! Homeowners took great care of it, and it showed like a dream because they didn't have a lot of clutter. Thanks for watching.
Verrado is a beautiful master-planned community! I've lived here for over 10 years. If you have any questions please reach out, I would be happy to answer any questions you might have.
Hi Michelle, I was thinking. Is it possible to live in Victory if I am 56 with my wife and 2 children who are fast approaching high-school age? Is there a way to apply for something like this since I plan to retire there anyway?
I wish that was the case, I have lots of buyers in your same situation. Unfortunately the Victory CC&R's state "No person under 19 years of age shall stay overnight in any Dwelling Unit for more than 90 days cumulatively in any calendar year." This is found in Section 4.4 Age Qualification. Feel free to call, text or email me with any further questions.
@WestPhoenixLife Can you blame a guy for trying? That house is amazing, and the view is something that I would never grow tired of. Don't forget to keep me in mind if someone needs a quick fix to get something looking nice for pictures or a showing. I can make that happen.
I still like Sterling Grove mainly because of the location. It's a hike to Estrella Mountain Ranch. That is of course just my opinion. It's definitely more affordable in Estrella Mountain Ranch.
I bought a home around 3 years ago in Tartesso by D R. Horton. It was built during the pandemic so I had a few concerns for my 1 year warranty inspection. I hired a home inspector to ensure there were no structural, electrical, or other major problems I could not see. Most of the issues were cosmetic like small ceiling cracks, bad hose bib, and outside stucco cracks. The homebuilder took a copy of my report and fixed everything identified. I have heard many complaints from others but my experience was excellent. I highly recommend completing a home inspection before your warranty meeting with the builder.
Thank you for the video. I tried to find the restrictions regarding Victory at Verrado since we are 55+, but our daughter in college is not. Just thinking ahead if she graduates and is looking for a job, living with us. Are residents allowed to have their adult (18+) children live with them? I assume many would say to look in Verrado then, not the 55+ area. Having the pools and amenities w/o kids in Victory available would be very desirable. Do you know if Verrado residents can also pay the Victory monthly fee to have access to these if they are over 55? Thanks.
Any person 19 years of age or older may occupy a home with an Age Qualified Occupant (55+). You must live in Victory to have access to Victory's amenities. If you purchase a home in Victory you will pay both HOA's for Victory ($110 currently 2024) and Verrado ($130 currently 2024). Your 19-year-old would have access to Verrado's amenities, which includes a fitness center and pools etc. Feel free to email me or give me a call! Michelleseymourhomes@gmail.com
How are you Michelle is it 150 degrees yet I hope it’s not too bad when does it cool down around October November say 88-95 but feel like it’s in the 80s dry heat
Do you deal with any rentals? I'm moving the family out to the west valley from Orange County CA, and I'm looking for a place to rent for a year or so.
I know this is minor, but that repetitive tune during the tour was annoying. The music you've used in your other home tours has been fine. Other than that, I enjoyed your home tour and narration.
Yes. We do get them here because we are surrounded by desert. You can treat for scorpions and snakes really aren’t interested in being aggressive but occasionally they will end up on a patio to find shade or water.
