Many people in dubai, especially estate agents in the market, keep on quoting population growth in dubai. My questions to them are as follows: 1) how much of the population is eligible to buy property above 1 million or have income more than per capita income of dubai 16000 aed per month . 2) how many cash buyers actually buy new ready property . If they are highly confident on the market from a long-term perspective, they would invest the entire money in something new and ready than speculating in the off plan market by making partial payments. 3) How many residents actually work and reside in dubai. I personally have seen a lot of people work in dubai but reside in affordable places like sharjah .can these people contribute to overall growth in dubai residential market? 4) how much of the increase in the population was supported by blue collar workers like construction workers who are behind this marvelous infrastructure? Just by saying population in the city have increased doesn't mean it will definitely contribute to continous abnormal growth in the housing market it need more supportive reasons to attribute such beliefs.

I agree with some of your points, especially on prime areas and off plan property speculation. However, one can not count blindly on winter cycles as there could be global recession lurking in the q4'24 - q2'25 . However i would always suggest investors to go for upcoming prime locations where there is still some potential like emaar south.Those area were off plan bombs has not been planted like jbr they are still experiencing downward trend for pas 3 years making them highly attractive . Old and new doesn't matter much what matters in this market is "if the area has usp" it will always offer steady performance.

Keep in mind 25k population growth are mainly laborers who live in accommodations. None of statistics in Dubai are reliable or accurate

However we have always been saying that real estate investment is subject to risk and one should always be very careful about selecting location, product and pricing. Those going for non prime locations and unreasonably high pricing would always make exit painful. Thanks for your feedback and keep it coming.

The official announcement hasn’t been made yet; but as per information available Arjan will be part of Pink Line. Definitely it’s on the cards in next couple of years.Keep watching this space for further updates.
