Hi, I'm quite sure the juristic office will not allow stays of less than 30 days as this would breache regulations of the building. This tends to be the case with all condominium buildings,, they don't have a hotel license that allow daily rentals etc.

Hi, we appreciate your opinion, however please also understand that it’s the owners of these properties that set the selling prices and rental rates, not us. We can of course advise them but it is ultimately their decision and our job is then to market the properties, as we are simply doing here. I agree that prices in central Bangkok have skyrocketed in the last several years as less and less land is available to build on. Developers are therefore now mainly building ‘luxury’ and so called ‘super luxury’ properties, hence the now common prices of +THB 400,000/sqm. There are several projects at THB 600k/sqm and even one whose penthouse is at THB 1,000,000/sqm. The reality is now that central Bangkok is no longer a cheap place to buy a property. In future we will endeavor to video some more reasonably priced properties too, it’s a new channel and initiative we are trying to help compete in an ever more challenging industry here. Great idea, open up for a bigger living area. I have seen some developers install them as standard, but it's quite rare. Many studios and 1 bedroom units in new buildings are really small it could help a lot. You can get them that come down over a sofa too.
110,000 baht a month!?!? WTF????? Are you sure that is not 11,000 baht a month? Location is nice but that is an old apartment and no way that is worth 110,000 baht a month. You can get a NEW luxury condo pretty much anywhere in, Thailand for under 30,000 baht a month (and that is living pretty damned nicely). Are you sure that is the correct price quote?
You can’t get a luxury 107 sqm condo in Bangkok for 30k. If you can, let me know where it is as I want to move in. 110k seems a bit high, but the purchase price is 40 million so that’s only a 3% yield for the owner which is pretty bad as an investment. I think Bangkok property is in a big bubble, but I wouldn’t know where all these rich people with 40 million baht to invest are coming from. From China maybe.
@@kellywalker4494 yeah you can. Look all over online. Yeah the selling price is far too expensive as well. Especially considering the age. Resales in, Thailand are generally a pretty bad investment for the initial buyer. Not trying to argue and maybe for the extra 5-10 meters it might interest someone but I have NEVER seen a non elite luxury condo go for that amount. That is triple for what I'd pay for that and really, I wouldn't even spend that much. Like I said, you can get a far superior unit for far cheaper. Check out, 'Thai house' and 'Farang homes' on youtube. That's not even looking directly at property listings. Seriously, that price is insane.

Again, not sure why this unite is so much more, but this is far too expensive for what is being offered. Even considering location. That comes out to 1 million per sqm more than this unit and this is FAR more modern. Yeah, no thanks. I am not trying to do a "I told you so", just honestly baffled as to why this is so expensive other than the owner trying to get as much as they can. Personally, I wouldn't even pay half of the asking price. Resale in, Thailand is already terrible and buying an older unite for that much? Unless you are young and intend on throwing A LOT of parties, it isn't worth it.
FYI a 107.96 sqm condo for ฿39,900,000 is 369.5k per square meter. What something is worth is not up to "opinion" but up to price discovery in a true supply-demand market. Whether you like it or not, 110k per month condos get rented out all the time: the Strand, Ritz Carlton, Sindhorn Residences, Kimpton Residences, Magnolias, the list goes on and on and on. A Rolex is worth X amount because there are buyers. A condo is worth 110k or even 300k per month because there are renters. To say that a 110k per month condo is ridiculously priced because there are 30k per month condos out there is like saying a Lexus is ridiculously priced because there are Corollas. Rather, I encourage people to actually visit the condos in person and consider the tradeoffs.
