Welcome to the channel! I am a licensed Real Estate Agent in the Phoenix area. I was born and raised right here in the valley of the sun, so I have exceptional knowledge of the city and the surrounding areas. I take great pride in helping people with their Real Estate needs, as this is often the biggest purchase a person will ever make. It is also the number one wealth builder in America for most people. I love answering any and all questions about the housing market or the Phoenix area, and I especially love making the home buying/selling process as stress free and seamless as possible with my knowledge and strategies.

the review is fair, but an apples to apples comparison would be better....talk about community pressure. Sure amenities may have more wow factor in places like Trilogy but CorteBella you have elbow room... not the best (I'm sure) but great nonetheless.
I don't live here but I go here for my mani/pedis. It's beautiful but you'd better be very financially well off. The residents also have have to spend a minimum in the restaurant each month.
Great Video. My Husband and I have visited Estrella mountain ranch multiple times when visiting Arizona. Its a beautiful area. The best part for me were the lakes in the desert. Coming from Florida-I must see water. I told my Husband the only way I would move to Arizona is if he bought us a beautiful home in Estrella Mountain ranch. My in laws are in Buckeye and they love it. Stay cool and hydrated😊
For ANY builders or realtor agents / homebuyers out there for their roofing needs, my dad and I own a roofing company we have 7 crews that are specialized in all types of roofs. From Foam W/ Coating to Metal roofs. We can do any roof at there in a timely manner usually only takes us 1-2 days to complete a residential project. Our Company is SMAB Roofing based in Mesa we are a small new business, so we humbly ask to give us a try. You wont regret it we will take care of you and make sure you have no headaches when it comes to roofing.
Area around Marley Park is becoming a high crime area. Package theft and vehicle vandalism is on the rise. Subscribe to the Ring community and you will receive notifications for these areas very often. I moved here in 2016 and have seen which areas are great and which have seen a decline.
Poor city development strategies! Stop all the rental bungalows and apartments. Develope a plan like Goodyear City by using some imagination and bring in more ethic foods and think ahead when planning for traffic flow in the shopping areas off waddle. Goodyear is getting a Buc eeys but not Surprise? Let’s get creative and diversify
Nice job young man. Ok so are you aware that HOAs can foreclose on your home faster than your mortgage company can? That being said, what’s available outside of an HOA community for $350?
@@RABPWarrior if you violate the HOA rules or don’t pay the fees for an extended period of time. There are plenty of options under $350k with no HOA. Email me at KodyRomeroRealty@gmail.com if you’d like a list of available options!
@@glenafernandez I prefer Sterling Grove, it is just a more luxurious feel. But it depends what your priorities are. The lot sizes in Sterling Grove are a concern and HOA costs are much higher. But the amenities are second to none if that is a priority for you. If you are looking for a high end luxury feel with great amenities then Sterling Grove is the way to go. But if you want lower HOAs and solid amenities with a larger lot, then Estrella will be the better route
I lived here on Ironwood since 2005. If you’re a sports enthusiast then Anthem Country Club is dream for you as you get 2 of everything. 2 clubhouses, 2 golf courses, 2 restaurants, 2 fitness centers, 2 Olympic pools, 4 actual sets of practice facilities for the golf course….and 2 different sets of tennis facilities which includes I believe 8-10 tennis courts all behind the Guard Gates. You can’t get into the club area without going thru guards. I luv it here and will soon have been here 20yrs. There’s honestly only 1 single downside and that’s the lack of high-end restaurants outside of the country club. But Anthem is also only 28,000 people and darn near crime free. We have multiple top quality grocery stores (Frys & Safeway) along with a Super Walmart. Fast food includes, Sonic, Taco Bell, Jack n the Box, mcD’s, Burger King, Del Taco and I probably left 1 or 2 out. Legends is an excellent sports bar too. As for driving anywhere, we all drive here in the Valley so that’s a non-existent argument. Good luck
45+. Not Sun City Grand any more. Now known as The Grand. 4 golf courses, not one. Come back in a few months when all the buildings are updated with new paint! No more pink. It is a great community that is very fiscally sound, emphasize sustainability and looking towards the future. 3 restaurants on campus too!
@@RABPWarrior in a well run HOA, this hardly ever happens - much effort is expended to try to collect before foreclosing. In our community of 9800 homes, less than 1 per year is foreclosed on after great efforts to collect - and sometimes even locate the appropriate party!
Should talk about the pricing of these homes and communities. Alot of 1M+ homes. You better build a quality home at those levels or you won't stick around.
This community is in the West Valley, which is undesirable so of course, too expensive for the location. The EAST VALLEY is the most desirable. You are incorrect, there is quite a bit of crime in the WEST Valley.
@@DD-ee2nv the west valley has some really great areas. Sure, the east valley is more desirable to most but you certainly pay a premium for that. West valley has really safe areas with low crime, and East valley has some areas with higher crime. As with all locations
** Currant Sun City West Management .........How about cleaning the CLOUDINESS in the RH Johnson pool up that I have been complaining about for 3 years ! . I show management the WATER QUALITY readings 2 - 3 times a week ( 50% - 70% at best is the problem ) and all I get is INTIMATION TACTICS and now I have been informed that THIS MANAGEMENT holds grudges and will retaliate. We the residence of Sun City West deserve better, comments from SUN CITY WEST Reviews of a few years ago say in the last 20 this place has gone down hill, Sup with this ?
Its true people are leaving California to Arizona but they are bringing the high prices for houses here to that's bull shit realtors will take you for a ride not a time to buy a home at these high interest rates good luck to the fools that do this!
i love your videos this was very informing I had no idea about the non fencing that is definetly a deal breaker for me ☹thanks for all your hard work kody!!
Forty five and up is a big draw for me. You're not gonna have a bunch of kids living there but at the same time it's also not elderly. Could be a fun environment.
Lovely looking place but don't expect to ever have your neighbors speak to you. Chances are you will not even know who you share a property line with. Very cliquish atmosphere at the club house and pools. Concept of a retirement community is great, but only if it works. The most standoffish, unwelcoming place ever lived...even Manhattan had friendlier neighbors.
That is an amazing comment! It was one of the reasons we moved here. We "sampled" a few other communities, and, for us, Grand people were down to earth, genuine and friendly - but not "in your business" over the top! I hope you found the community that was perfect for you.
Do they have communities in AZ that have cooler climate? Just tired of the heat here in Vegas. We are seriously looking for homes in cooler climate but only at $500k or below. Thank you!
Sun City Grand is a great option! Mainly not on my list because a lot of my clients find the homes a bit too old for their liking. But the amenities are plentiful and prices are reasonable!
I do not live in Wickenburg Rach, but I do live in Wickenburg. It is a GREAT small community. We moved here in 2016 and love it. The people are super friendly and watch out for each other. Phoenix seems far away, but the drive is all highways. If you want to live in a small, laid-back town, then Wickenburg is for you.
Every single video on the internet about every single city in every single country says the same thing. ‘Crazy’ drivers applies to the entire Western world.
Yeah, we shouldn't be squeezing every penny from a homeowner. Customer service vs the product/service. Shear craftsmanship 🔨. Upgrades are in essence outside of market standard products, not for less than exclusive ones.
Toll Brothers Homes are lovely. Floor plans you just don’t see anywhere else. The golf course on the other hand - nothing special. Reminds me of Poston Butte, fairways so wide you could hit them with your eyes closed. No real thought into the design. Not really a desert like you see with other courses. Just flat ugly land. Long drive from Mesa. One and Done!
@@ArizonaLivingWithKody google it 16 min highway no traffic and 21 minutes no traffic the other way . I used to work at a corporation right next to where the theater is when I lived in Anthem
