so for this year will rental remain stable or go down? if I have a unit to rent out, will I be able to do so in 2 months or less if I'm asking median of last 3 months transacted?
Presently owned a Hdb Masonette which are 35yrs old . Only 3 of us are staying in after one daughter got married . My rare ground level with all amenties around in minutes . How would u advise , sell or hang on for awhile more ?? 🤜🤛
New HDB flat will face another 5 years MOP. If HDB rejects their appeal to rent out the whole unit, their cashflow will be blown. Just keep the flat and rent it out since they already MOP-ed.
Price have to fall, in fact 3 room resale price have dipped by 0.3% for Mar and hopefully it will continue to slide further in the coming months especially if there is a recession.
Can you share your opinion on PLH, whether from an investment POV it is worth the long investment horizon? What if the PLH is bought under a single applicant (partner registered as a occupier to allow purchase of a Private Condo)? Thank you
Very informative video, thank you for the genuine help. Glad to hear that they accept N-level as a minimum education, am very interested to pursue this as my career. Keep up with the good videos 👍
So, to buy super old ec like northoak or other 3 bedder at 1.1m,,but do rental like co living, make sense? Not for own stay..which old ec near station???
If family A were to use the 400k to invest in any other investments that can generate say a modest 4% annual returns like Reits on average for 10 years, he would have made 48% of the 400k, which is 192k. It's a matter of opportunity cost. And furthermore, if within this 10 years, Family B meets with situation that requires urgent money needs, he can simply withdraw the 400k from his investments while Family A is stuck with a house full of equity but can't be used until they sells the house.
Hi Bro, how do you find Coco palms condo for investment? I am thinking about the future MRT station in Pasir Ris CR/CP line and the entry of recent new launch Pasir Ris 8 with a fantastic mixed development ?
Great video, my wife and I were wondering if old properties is worth buying. Another quick question, do you think since the high supply for projects completing in 2023 there will be a drop of prices by end of this year? So buying end of this year will be the best timing? As you showed 2026 it will repeat cycle then we could flip at 2026?
That's not "PROFITS" you idiot. 20% to 26% income tax in sale year, CPF min sum debt about 30-40%, interest about 50%, you LOSE LOSE LOSE about [-10%] to [-20%]. DO NOT FORGET steep bank fees, transfer fees, levies. What was your grade for University Advanced level Math?
Dont wait for too long either. In my case I didnt use on the resale flat, now when I want to BTO realize my salary has already exceeded the limit. This means I will get $0 from HDB housing grant. Ouch.
Hi yes u r right, land tenure from 2001. the project itself completed in 2005 from our sources. So counting how old the condo is, not the land tenure. hope this clarifies!
Thanks for this informative video, and it’s relevant for us as we are looking at upgrading to resale within D19. Good to hear 2023 will be an advantageous year for us. Keen to get your thoughts on Riversound Residence that’s beside, and also what’s different now is rising interest rates - how do you think that’ll affect prices and demand in 2023?
Thank you for your comment! Our clients who have seen both Austville and RR, have concerns about the lack of a store room in the entry level 3 bedroom unit at Riversound. It's definitely something to consider, especially for families looking to upgrade from HDB. On top of that, it's interesting to see that the 3 bedroom units at both Riversound and Austville are currently going for around $1200 per square foot. I'm surprised that Austville has reached the price of a full PTE neighbor in just 4 years on the resale market despite having lower quality facilities than RR (IMO). It's definitely something to think about as we help our clients make a decision.
Nice vid! I was going thru D19 transactions lately and saw the Florida and quartz didn’t moved much (I think) compared to the time I was buying. Are they performing okay? If not, is it due to the age?
Hi, Depends when you bought your condo. but from 2013 to 2017, Quartz went DOWN by 7%, Florida down 2%. But from 2017 till today, Quartz is UP 27%, Florida UP 24%. Hope you have been holding on! We're right in a middle of a bull run and possibly looking at a new run starting again with a lack of supply in the market now.
@@HeroHomessg oh good to see they are holding up well! Yep I just brought so I have to hold. I am just comparing 2021 and 2022 data, perhaps it is better to compare longer term.
