15:20 oh wow, that's my old TH complex, Rockridge.... First home we purchased in 2018, family grew and had to move to bigger place in Langley in 2021. I loved Silver Valley. I could walk outside and find deer family just roaming around the neighbourhood. They since cleared lot of wooded area and built more TH complexes so lot has changed in past couple of years. Still great place to live. Walking distance to Maple Ridge park, which I will argue is one of best park in Greater Vancouver area for kids to play and picnic. You can watch the salmon run from the park in October.
Don’t move there. Actually don’t move to the Fraser valley at all. It’s insanely expensive and overflowing with drug addicted homeless people. Just keep driving and don’t look back
I had a rental on an adjacent property to my own. Good tenants for years. They moved out, and I flattened the place and now use the land for other things. Too dangerous to be a landlord nowadays. ..
Thank you for the content!! All we need is the right advice on how to invest in crypto and we will be set for life , making $28k weekly profit regardless of how bad it gets on the economy. 😊...
Same here, all thanks to Miss Elizabeth Perry, she has always been there to guide me through with detailed analysis and recommendations that I wouldn't have access to otherwise...
YES!!! That's exactly her name (Mrs Elizabeth Perry) so many people have recommended highly about her and am just starting with her from Zagreb Croatia 🇭🇷 ...
her transformative power of trading is remarkable. Despite being a medical doctor by profession, l've found that copy trading generates higher income for me without the need for direct involvement in trading>..
It all comes down to homeless people. Almost ALL of them are addicts, and we allow them to live their sad self destructive lives by supporting them with pensions, shelters, food banks and more recently even with "safe injection sites". That obviously does not help them, does not help society... that's the complete opposite of compassion, but people are dumb
Canada has been destroyed in so many ways.Good canadians have to watch their country fall apart... So much croption in the government did the biggest criminals
My wife and I made an offer on good faith on a property. We did so after seeing the property owner statement and decided to go ahead with the offer. The home inspector found issues and said we should get a professional roofer and plumber. We did so and they came up with close to $40,000 worth of work done needed to be done and the plumber came up with over $7,000 which needed to be done. But the issue that the plumber came up with is that there was a rat infestation problem that was clearly known because rat traps were down and a day before all of the droppings had been cleaned up and I witnessed that personally. So I was talking to my realtor and said that there were false statements and it became a battle of words. Yes no I don't know as being the options they selected no and initial debt and said that there were no problems with the roof likewise they said no to rodent infestations. My issue is that I spent close to $2,000 on getting these other professionals to take a look at a problem that was not supposed to be there in the first place. So I am wondering what kind of power does that property owner statement have. If forms like this do not have any meaning then why do they exist? This is the kind of behavior I expect from a slimy used car salesman.
@livinginthelowermainland it happens every day, it's just not on the news........ check out the Tim hortons stabbing from a few years ago in Van. The drugs and crazy people walking around combined with all the "new canadians" creates a bad environment. I live about an hour outside vancouver and the random crime is bad where I live too....... I see people with machetes walking around, lots of crazy stuff
In the last 10 years as a renter Ive had to move three times. Two of the three places I was treated as though I had no rights. The place I reside in now is for sale as a future comercial investment. And slumlord best describes the last three landlords. Upkeep of the properties is no longer a priority. No longer is owning a house, a life long investment so a family can retire comfortably. Its a get rich quick scheme now. We all like the idea of getting rich quick, but they don't partake in the responsibilities of being a responsible respectful landlord . With vacancy rates as low as they are and rents as high as they are we have no choices sometimes. most times. We just have to live with the abuse from irresponsible disrespectful landlords.
I'm sorry that you've had those experiences. The majority of landlords are good people so that's unfortunate. I think there's often a disconnect and lack of understanding of tenancy rules on both the tenant and landlords sides. Unfortunately, most tenants generalize and think most landlords are bad and vice versa. I also think a lot of good landlords have had bad experiences and because of that, choose not to be landlords anymore. What I can tell you is it's far from a get rich quick scheme. Most people buying a rental property right now are actually subsidizing the rent because the mortgage & other expenses are quite a bit more than the rent.
Presumably, the tenant overpaid the landlord by not withholding 25 percent of his rent. Once the authorities determine the pending land tax, why didn’t the tenant just stop paying further rent to the landlord in order to cover the outstanding land tax?
He moved out a few months after he became aware of the tax obligations. Either way, he wasn't "overpaying". The money would be owed to the CRA one way or another whether directly from him or from the landlord
I wish you could speak a little slower with all this information. It is really hard to follow when talking so fast and trying to make notes, its practically impossible. Tx

"Three Major Factors" for the HIGH cost-of-living and housing crises across British Columbia that push young British Columbians to leave the province altogether; 1) BC Assessment, the BC Crown Agency responsible for evaluating Properties in BC has been OVERVALUING the properties over real market prices, in fact, the land prices across the province especially in rural areas have drastically increased beyond their REAL VALUE The landowners have put up their lands for sale but cannot sell their lands due to a discrepancy between BC Assessment's (Over) evaluation and the TRUE VALUE of their lands. The BC government must review BC Assessment policies, and the BC Premier David Eby should order an inquiry into BC Assessment malpractice. As long as BC Assessment continues to overassess the land prices, especially in rural areas of the province, the housing crises will not be solved in BC. 2) Former BC Liberal governments of Gordon Campbell and Christi Clark allowed the transnational criminal gangs to move to BC and launder billions of dirty money, wash in BC casinos across the province (by criminal entities such as Silver International Bank), and enter the BC real estate. (Continuing Criminal Activities in BC Real Estate Markets) 3) The 2010 Vancouver Winter Olympics left $14 BILLION in debt on the burden of 4 generations to pay off which would take 80 years, and has led to high taxes in BC.
