Under $400,000 is not cheap, how is that considered retirement living, it cost as much as in any neighbor hood in NJ except property taxes are lower and you have someone mow your lawn and plow? The maintenance fee is expensive adding up at the end of the year. Selling a home up north yes you can live nicely with what your home sold for up north to afford homes like they are showing here and the cost.
This is terrible. The agreement states you have to pay them the buyers agent fee. And why would I want to work with an agent for even 3 months? If I see a house on zillow, I don't need a buyers agent to contact the seller. And since the agent is not an inspector, they are just a cost not a benefit . And in the new agreement I am forced to cut them in if I find a house I like on my own or if I find a private offer. Nope, if it is for sale, I am taking photos, Agent photos are 99% MANIPULATED to soften defects. So IS there a way to be your own "buyers agent "?
Here is a great resource to show you why agents are worth having www.nar.realtor/the-facts/179-ways-agents-who-are-realtors-are-worth-every-penny#105-ways
How about we kick all the bennys and shoebies off the islands so actual nj residents can have homes year round instead of having these gigantic homes that sit vacant just so the rich can come and ruin our shores
Thanks for the comments everyone. This house has now sold. It is a stick build cottage not a mobile home and in a great location and nice lot. Sold for just under asking price at $280,000. Congratulations to the new buyer.
I initially assumed it was for a huge housing development, when I went by a few months ago. We went by today and they had planted, and were planting, big trees all along in front of it. So just today I looked on Google Maps and the name of the golf course popped up. Big surprise. I guess it's better than a housing development.
Suggestion, you might want to correct the driving on the beach comment. Yes, you can drive on "certain" parts of the beach, not the whole beach. It also requires a permit as well as proof of insurance, valid d/l, valid registration and a 4 wheel drive vehicle. There is also a fee for the permit.
Super cool! I just moved back to my hometown (Galloway) after 10 years of living out of state. I planned on being back home just temporarily, but my interest & appreciation in the area has been increasing as i re-explore Atlantic County with new eyes. If I do end up staying, i would love to find a place somewhere on Absecon Island, so I'm excited for these new developments;
