Prices are completely insane compared to cost to rent. You would save millions over your life time if you rented and invested your income instead of buying at current rates.

Since you’ve made comments about my wardrobe, I thought I would help you out and let you know exactly what I’m wearing in case you wanna up YOUR game. My jeans are AG $235 My T-shirt is Co Thirty six…Not expensive. $42. but I love the fit and the material. My briefs (you can't see) are man-made $22. (Probably the price of your shoes you wear). Speaking of shoes, mine are Salvatore Ferragamo $795 And my blazer (no it’s not a suit jacket) is Giorgio Armani $1,450. What is pretty sad and pathetic is you have nothing better to say. How miserable must you be with your life.
So glad to see Pacesetters included in this video. FYI there were many 2-story models included in the development when the building took place in the mid-1960s. Also, that park at the top of the street where you ended your video is not part of the Pacesetter tract or even a public city park: it belongs to an adjacent HOA that recently installed signs to make sure that everyone knows it is private and belongs to them.
Thank you for your comment. It is hard to justify the affordability in our area. However, we do have tract homes selling over 3 million. We still have a shortage of inventory and buyers is still consuming our inventory and homes for sale at a rapid pace.

thats not true, The closet freeway is the 5fwy, which is always packed, as for the high schools they are about 2 to three miles away from Laguna Nigel. its not far from the beach, but LN is a small city. Crown Valley Parkway is a main thoroughfare that leads to mission Viejo mall. font get me wrong its a nice place, as Ive lived in this area for 30 yrs. but in the last decade there has been 2 new cities built in the area that has made traffic insane, as the highways haven't grown with the new homes. it makes for alot of people, jammed into small areas.
Thanks flashbang for your comments. I’m still scratching my head a little bit to see what you disagree with with regards to the traffic. I drive in the city every day and compared to every other community around us. There is significantly less traffic in Laguna Niguel than any other city I know. I never have a challenge in commuting from one place to another. Yes the five freeway is the closest freeway and a times especially rush-hour it does get busy like any other major highway in southern California however, living in Laguna Niguel is still a dream

Due to the fact that it shares beach and Coastal access with the Montage resort, the Coastal commission would not allow it to be a gated community. Having said that the security is at a very high level. There is a guard at the top of the driveway that examines every car that goes into the community and will literally follow you if they do not know who you are.
I'm local to the area and I can personally say from experience, security is high and they're very serious about their jobs. They come out of nowhere in full force looking like swat officers.
Gorgeous home and an architectural beauty---The home is spectacular but because there is no home built between it and the actual water does not make it ocean front---Too much in the way of public access between the home and water---The landscaping impedes any real ocean view---32 million may be a bit pricey for this
