Vernon is a city. Sicamous is a small town. If you want to live in a city with lots of shopping, entertainment and restaurants, Vernon is better. If you want a quite small town on the lake, Sicamous is better.
Vernon’s airport is important for air ambulance, firefighting, and so on. It's also a delight for private planes. It just doesn’t have any airline service. By Canadian standards winter in the Okanagan doesn't amount to much.
@Saltfowler Thank you for the offer. We were capably represented on the purchasing side (Russell Armstrong) and I was also very capably represented on the selling side (townhouse @ Beachwalk) by Christina Major. Have a great day, Lisa!
Born and raised in vernon. It used to be a nice little town, but the crackers have taken over and drugs are rampid, I call it Vermin. Living in a place that is a tourist magnet sucks, air b nbs have left nothing to rent...all to keep the tourists happy. I'd rather have the geese than all the tourists. We never had fire bans when I was a kid, nor huge fires...
Hi there. We talked about Vernon recently. I lived in Kamloops in the 80s, and it was really undeveloped. Kamloops has become quite populated. I love Kamloops because of its diverse Geology. There is a lot of interesting rocks there. The hiking in Kamloops is most amazing. You can find a lot of really nice remote spots. Kamloops does get inundated with tournaments. You get quite a lot of people come through. One thing I don’t like about Kamloops is their drinking water quality. I don’t know what it’s like in Vernon? When I visit Kamloops I always bring lots of water from North Vancouver! Our water is the best. I usually bring many gallons of water due to all the hiking I do. Kamloops use to be like a turn of the century town, now it’s becoming inundated with a lot of people, like all of B.C. thanks for the video!
Thanks for your comments! I hear Kamloops is the tournament capital of Canada so that all fits. Our water here in Vernon is a bit chlorinated but otherwise good. Nothing like North Vancouver water though, which I hear is excellent.
Vernon’s downtown is not bad. I use to stop in Vernon on my way through to Kelowna to see my mom. Near the highway It does get hot, and when you’re by the highway it seem like a congested spot. I feel like it’s an odd layed out city, though I’ve never been all around the area.
It's hard for me to say about the layout as I grew up here :). I haven't heard that as a regular comment from folks, however I guess we can get used to things over time. You're right downtown is nice and has been upgraded fairly recently. Lots of cool little shops. Thanks for your comment Kyle!
I once stayed in Vernon, and enjoyed the earls, and the antique shop on the highway, it was great. I think I’m just not use to it. Seems like a huge highway runs through the centre of it, same as Kelowna. I think I’m spoiled, because I live in North Vancouver, and our highway skirts where I live. I haven’t seen the refurnished downtown. My moms moved from Kelowna so I won’t be going through there anytime soon. Though I’m a guy who likes Geology, and would like to check out the Opals of Vernon, I haven’t done that yet. When I was a kid back in the 80s my mom had baseball tournaments there. I definitely didn’t mind Vernon.☺️
@@KyleStansfeld-zi6gc You are right - the highway does run through it. That can be a drag in high summer with all the tourist traffic. I find alternate routes for sure! All the best to you and your Mom. Thanks for commenting.
Great and valid comparison, from someone stuck in the middle, Kelowna. Personally, I'm partial to Penticton. I find it prettier and it has the valley's best farmer's market. Vernon has the better ski hill and is closer to the Rockies/Selkirks. One criticism -- you didn't compare medical services, a big issue for many of the retirees looking at either place.
It is for sure. I couldn't find enough information to make a valid comparison unfortunately ... I think both places are in a similar situation with any major health concerns having to be transferred to Kelowna or Vancouver ...
Sorry. I tapped out during the weather whine. I scrolled along to see the other 4 reason. Okay. Yeah. Sure. Whatever. You missed the absolute most critical reason not to move there that is common to the entire Okanagan. Employment! Unless you are relocating to a government or government funded job or living off your RRSPs, get ready for a harsh Okanagan reality. The character of the job market is grim. If you don't land a bureaucratic government position or have connections with the drug cartels, you will either work in a service industry to the hordes of government employees wandering around or the 3 months of Alberta and Washington tourists. Want to pick fruit? Fill your socks. Want to start a coffee shop and go broke with your Vancouver equity...giver! Going to walk the streets with a resume filled with international business experience? Pack a really big lunch. Or settle for getting your real estate license. I came to the Kelowna from Vancouver 25 years ago with a pocket full of equity and a resume full of business experience. I pissed away hundreds of thousands of dollars on a business idea that failed (like most new ideas in Kelowna) and ended up consulting to my former contacts in Vancouver for the following 20 years. Bitter?? Ummm...yup. It's a long story of a steep local learning curve. Can you drive nails into 2x4s? Smooth out concrete? Can you stomach glad handing with local government officials to win government construction contracts? You're golden. There are enough equity Kings and Queens with fat wallets to fleece arriving in the Okanagan every year to keep the economy rolling. By the way Salt, your map of movement to the Okanagan points at the Chilcotin Plateau. Vernon is tough market. Alexis Creek makes Vernon look like kindergarten track meet.
Another thing to consider is that if you die owning BC assets like real estate, the court fees for filing for probate are a percentage of the worth of your assets. That's like a death tax. No wonder BC is called "the left coast". In Alberta its a flat $500 fee to file for probate. I want to sell our Vernon vacation home before im gone so that evil government isn't grabbing money that belongs to my kids.
There are local families here absolutely. I would say a bit less than areas closer to schools. Your closest elementary school would be 15 minutes by car.
I lived down the road in Lumby. Now, 25 years ago, Vernon was a beautiful little town. Now, traffic and constant building. Has lost its charm for me. Although I will be visiting family again in a few months. The heat and fires are becoming a serious threat to many communities around Vernon.
@@Saltfowler yes there’s worse places . I used to work from Coleman to Pincer Creek Alberta , a few hours away , and let me tell you Cranbrook is paradise compared to there lol . When it’s blowing 10 mph it’s probably 110 in Pincher Creek
@@Saltfowler lol that’s an understatement. I was hooking up a tv , and when I turned it on that show called Jeopardy was on . Alex said where’s the windiest place in the world? The answer was Pincher Creek lol . That was back in the 80’s , and it’s been changed since . They’ve gotta be at least in second place though
Damn. Vernon has been getting the nutcase overload from Kelowna now for five years. It's NOT the same place as a decade ago. Salmon Arm is for seniors.
You are right, NO investor or landlord will want to deal with this kind of nonsense and interference. None of these will in their right minds want to rent their property out n B.C.
If investors don't buy properties to rent for profit then more properties will be available for people to buy to inhabit. That's even better than creating more rental space because it reduces the number of people who need rental space.
Vernon is actually not extreme weather. I lived there for 10 years. Yes, it gets hot in the summer months, sometimes 35 to 40 degrees for a few days in a row, but winter is definitely not cold. It's usually hanging around -5 to -10 and occasionally dips to -20 to -25, however, this is a dessert area far from the ocean so the humidity is very low. It is very dry so you do not feel the cold as much through your clothes. In my opinion this video is intended to thwart foreigners and outsiders from moving to one of the most beautiful regions in Canada. Kalamalka Lake and Okanagan lake begin in Vernon, and these are amazing recreational lakes, great fishing, water skiing, and even jet boating or jet ski... is a complete joy here. This city has the most affordable real estate in the Okanagan valley so you can really keep the cost of living to a minimum. Again this is one of the best little cities to live in within Canada. If you are not sure, then go vacation there for a week first and see if you like it. There's lots to do and traffic is very easy and stress free. Lots of free parking, parks, trails, and amazing views.
My intention is the opposite! We want people to move to Vernon - I'm in the real estate business so of course we want people moving here :) However I do want to give people the straight goods on what to expect.
@@Saltfowler Your video is an innacurate critique of Vernon that dwells on insignificant things like warm summers and cool, but not even cold winters. Everywhere else in the country hits -40 degrees with 6 to 10 feet of snow. There's hardly any snow in Vernon and even -20 for a few days is entirely tolerable in such a dry climate. In other words, nothing to concern about. Summer at 35-40 degrees for a couple weeks per year is completely tolerable especially with such beautiful lakes to go swim and cool off. There are also many cities up and down the valley to visit, explore, and enjoy. Vernon is a great little city to raise a family, better than 90% of the rest of BC. Just be more honest next time and balance your content with proper information. People move there from Alberta where it snows sometimes in July... -40 for a couple months in Edmonton, Calgary... etc... and if you are a foreigner moving there Vernon will seem like paradise by comparison to India or China. Many are forced out of the Lower mainland housing markets and look to the Okanagan for financial relief from extreme taxation and endless fees, parking costs, and overpopulation. Vernon by comparison is wonderful. Just be more honest with your videos and put yourself into a Chinese or Indian persons shoes. There are also plenty of service industry and tourism industry jobs there which drive that economy. Live and work in Vernon or live in Vernon and work in Lake country or kelowna... entirely reasonable. Start a winery, start a small business... invest in a liquor store... plenty of options for Vernon to expand and grown. Most of the people in Vernon are elderly... My mother bought a house there for 120k just a few years ago... what an amazing price compared to 1.8 million for the same house in Vancouver
@@jroceastvan Believe me, I am a huge Vernon fan. If you watch our other videos, you will see all the great things about Vernon - there are so many positives. However these are the negatives from my viewpoint, from a long time Vernon born and raised resident, I cannot speak from the viewpoint of someone coming from the places you suggest as I have not lived that life. I can only share from my experience from living here almost all my life. You are welcome to disagree, however these are the negatives from my perspective which may be different than yours. I thank you for your comments, you sound like a true lover of the Okanagan, which is fabulous!
You are right - some have been. However we can analyze the trends and see how the market is performing over a given time, which still makes DOM useful.
I wasn't sure so I looked it up and found this online, hope it helps: Occupancy by a family member or friend The property will not be subject to the tax if it is not the principal residence of the owner, but is the principal residence of their family member or friend for at least 6 months of the current year.
Agree! 8812 Oxford Rd has a cat in the house tour photos in the primary bedroom ON the bed of all places! Too funny! I like cats but I certainly wouldn’t have my cat in the real estate photos. The agent and photographer should’ve pick up on that. Choose your agent wisely.
@@Saltfowler Honestly I moved away a couple of years ago because I lived downtown and the transients were switching from the friendly 'schizo' types you want to give 5 bucks to and listen to a mini rant about how shapeshifting lizardmen are living among us to more dangerous 'opioid addict' types who break into properties and homes and who look like they want to stab you. I have only been back twice so I haven't actually noticed a difference, and anyone reading this should take my opinion as that, my opinion.
