Excellent ReCap and the REALITY! Prequalifying is the beginning. What you "qualify" to borrow is where the lender first starts and will determine what you're "approved" to borrow; however, the final decision is what the Underwriter, after fine-combing all requested documents including and most importantly, your DTI determines. Your realtor is there to walk you through finding a home (new or seller-owned) within that price point; assuring contingency fees have met bank deadlines, making an offer, negotiating counter-offers (if any), setting up the home inspection, and appraisal (appraisal is to certify the value of the home within comps of other homes that have sold with an inspection that does not cover what the home inspection finds), getting anything on the home inspection report corrected by the seller or builder, final underwriting docs to lender---sometimes it can be a smooth 30-day. . .sometimes it may take longer if there are no holidays within the closing dates). At the end of the time frame, COE begins and underwriting may discover the need for more docs combing. Lastly, you get that phone call to prepare to select a title company. Once done, you are given a date to meet with a notary, title company rep, to sign your docs, handed the keys, and shake their hands. *CONGRATULATIONS Donisha Dashantii for doing that---May your homeownership lead you to greater wealth for generations to come!!!!!!* Edited to Note: I've learned in my few years of homeownership AND buying after my first home, it is IMPORTANT to hire a Real Estate Attorney to represent you, to inspect the home inspection report, the appraisal report, and even your realtor's contract. I've found, that the money I paid for an attorney paid off in holding the seller's feet to the fire for anything the seller felt could be weaseled out of was pale in comparison to that contract being ignored.
