I am buying a fixer upper, would it make sense to get a home warranty at closing? I plan on fixing the issues that aren’t working before closing (electrical etc.)
Prop 19 is horrible as others have mentioned in some cases. The greedy tax legislators and realtors slid this in for the victims of fire but sneaky changed the amount of tax on reassessment on transfer to children. Shame for not telling this.
I just cancelled my CHW plan after paying for it for nearly two years. I realized they only want to do small jobs that don't require detailed work or a major expense. When you file a claim they know right away if it's something they are going to cover however they still send a tech out to your home only to deny your claim costing you a 80.00 visit. This happened to me twice after the second time I stopped payment on the 80 00 scam and cancelled the policy. You are better off finding a handyman and building a trusting relationship with them over time. Most of the things you pay them for you can learn yourself on RU-vid. Trust me!!
Don’t do it. Liberty Home Guard was rated best and they were absolutely horrible. Loaded with double-speak and excuses. Plus when you inquire about signing up, you’re dealing with Americans. Don’t get used to it because from then on it’s foreigners who are difficult to understand. Never again.
Keep Prop 13 and vote no on Prop 19. Keep property tax based on the purchase price. Not the shell game of Prop 19. Prop 19 mostly benefits the rich trading up. Y wouldn't want to keep your current property tax if you moved into a place a lesser value. Prop 13 is better protection for homeowners. Don't undo it's protections.
Who the heck does this guy think he's kidding? Home warranties are always without exception a major rip-off and a pain in the rear end. They never want to pay.
Sounds like they'll pay only if upon the initial inspection they see that it's a relatively new unit and has had no problems. Otherwise they will likely deny the claim. So they want to bring in all this money and not work on pre-existing appliances unless they are relatively new. You might as well just purchase the extended warranty with your appliances and forget this home warranty stuff.

Don't use American Home Shield. They will keep you on the phone and try every trick in the book to keep you from cancelling. I canceled one day after they took out a payment and they wouldn't refund.
When my wife and I were looking for a home near LA and found a beautiful new house for us and our new baby in 2018, it was the mello roos tax that was the deal breaker for us. We left California all together and I haven’t regretted it once. I wish the best for everyone who still lives there but California has turned into a very expensive dumpster to live in.
The median income for San Clemente is 51,000 for a single person and 108,000 for a household. The median sales price for a home in San Clemente is $1.5 million.  the unemployment rate for our city is currently 3.6%. The dream is dead.
Total BS Home warranty companies are in business to make money and they don’t replace anything. They don’t ask for proof that an appliance was working before.
I’m with Choice Warranty. I believe home warranties are a rip off . My water heater went out. Their technician came out and he said I need a new water heater because it could not be repaired. But Choice warranty decided not to pay for a new water heater. So I still had to pay out-of-pocket of $1400 plus the $75 I had to pay them to come out. They will only cover or repair small tickets items like a leaking faucet or a garbage disposal Nothing that is a high ticket item. Even though they tell you they will cover your air conditioner and water heater, etc. They find a way to justify why it’s not covered.
It's now getting a lot of rainfall more than you can imagine including near the cliffs. So this is 2 years now. We have more rain. That can't say we're having a drought in california because it's overflying with floods for sure
Capistrano Beach has direct access to Capistrano Beach - the beach. So it does have Beach access. You take Palisades down the back hill and cross PCH and you’re there. It’s literally connected to Doheny beach.
Do you have any experience with when a relative or family member did not show up while the public notice was presented and did show up after the sale was finalized? What happens?
I live in Fontna. There are two houses separated by a small street. The house on one side of the street was built in 1998 with no mello roos taxes but the other house on the opposite side of the street is newly built with mello roos taxes. These are houses are apart less than 20 meters and the new house already has access to all the same infrastructure that the old house does but pays a lot of premium. This does not make sense

How could you possibly miss the most important thing about San Clemente? It's the consistent upscale Spanish architecture throughout the whole city that makes it so attractive.
What if your mortgage Company demands you have a home warranty and it is renewal time. And if I drop the warranty my mortgage payment should go down right?
You may be confusing home warranty with homeowners insurance. Mortgage companies do not obligate you to have home warranty they require homeowners' insurance.
