Some are staying in Moraga, just moving to a larger or smaller home. Some sell because they are going through a divorce. Some want to live in Orinda or Lafayette. Some move out of Moraga because of a change of job. The same reasons people sell homes everywhere.
How is Richmond doing, specifically the Marina Bay area? I've been seeing more listing this year and price reductions according to Zillow. I was watching a previous video of yours from 4 months back at the Shores, may I ask your opinion on demand and prices there.
I'd say values at The Shores have not gone down recently. Since March 1, 2024, seven condos have sold at the Shores. The highest price, for a 2 BR, 2 BA, was $690,000. Most of the sales were 1 BR, 1 BA, and the prices were mostly in the mid-$400,000s, with a couple in the high $300,000s. Average days on market for these homes was 22 days. In my opinion, demand for homes at the Shores is strong. Some of the other communities at Marina Bay have slowed down. I'm thinking especially of Melville Square.
@@GregBrock-Realtor Several years back I had looked at the Melville units but the HOA's and the layout were not my cut of tea. Marina Bay also had issues with their HOA/reserves. The Shores seemed like the best maintained out of the cluster of condo's in the area. Appreciate your insight Greg, thank you!
Yes, I agree with you about the Shores being well managed and having adequate reserves. I'm co-chair of the Landscape Committee at the Shores and attend Board meetings regularly. Do you live in Marina Bay?
@@GregBrock-RealtorI did several years back. I split time between California/Taiwan. My sister had a townhouse right by Salute on Day Sailor Ct. She sold a few years back and moved to San Mateo. Loved having spent time there, truly a hidden gem in the Bay. Whenever I’m back in town I always head over to see the area and a few open houses.
