On the mosque issue, the prayers in Sri petaling that can be heard are usually once in the morning when you are waking up or while you’re showering 😂, and once in the evening right when you’re travelling home back from work or while having/making dinner, so most of the time it won’t interrupt your leisure, plus in city the speakers are not as loud as in rural areas

So far surrounding might not attracting too much foreign works crowd, as well as pollution. If u’d like to consider the place u should check it out by driving around to have a look ya. On the price, i believe its cheaper than original subang. For ppl who wants to stay near to subang, it might be ok if u have the budget.
Particularly, I like your idea of pinpoint the monthly interest payment, which is the minimum monthly expense. If rental at least can cover this interest expense, then this renting "biz" at least achieve operating breakeven. BE is very critical for any biz to sustain.
It all depends on your targeted tenants, and location of the property, and the type of property. If that property is more suitable for family with own furniture, then fully furnishing might nor be necessary, eg landed property located at non-busy area. Another extreme case will be bungalow unit. One more extreme case, is expatriate and foreigner who has their own taste and could afford to transport their personal belonging.

Thanks for the subscribed! I would say every property investment has a risk, so far the selling points of it & KL metropolis seems quite good if the township will be complete as it planned. Overall the MRT station is the key for the appreciation as expatriates might relies on it in future.
