这个Own Stay 适合,出租就不适合,可是我还是喜欢Damansara Central Park, 这里没有店面,会饿死。

这个Project 隔壁就是大大个电缆,哪里在Subang 很里面,地点不方便,店面少,隔壁又是电缆,除了那个Metro park 没啥优点,不然选Damansara Central Park , 哪里至少靠近One U, 还有瀑布。

如果是Bukit jalil , leasehold 当当这点就不值得买了,Leasehold 如果超过20年,就算有人要跟你买他借不到90%的Loan 的,因为Bank 哪里Value 不到,如果是Freehold 就没有这个烦恼。

这个project 我觉得大家要想好好才买 不可以因为他是exsim手工美 我觉得还可以啦 然后有送家私 全部冲去买 你要要看他是买什么layout 很多东西看的 全部都是拿来投资 VP 后全部放盘 然后没有价 到时是buyer market psf RM 850 不便宜哦

塞车是对的,价钱查了是bukit jalil median price,如果说贵的,通常是比较了bukit jalil以外的地点.

4 lane will in the end become 2 lane, because a lot of cars will be parked at the side. This is a very common sight when there's high rise.

Present access road serving Flora DAMANSARA (7 blocks of building) cannot cater for the many more blocks of buildings being built at Central Park DAMANSARA.

Yes present road hardly to cater. However developer has informed they are widening the road now & estimate 16 months from now to be complete.

Great review! On the mosque issue, the prayers in Sri petaling that can be heard are usually once in the morning when you are waking up or while you’re showering 😂, and once in the evening right when you’re travelling home back from work or while having/making dinner, so most of the time it won’t interrupt your leisure, plus in city the speakers are not as loud as in rural areas

nice video as usual. I m considering metropark as my home, do you know is there any impact from the surrounding industrial area such as foreign workers crowd, noise/air pollution...etc? Also, is there any convenient shop and kopitiam nearby? Also, do you think this location is overprice? Thanks.

So far surrounding might not attracting too much foreign works crowd, as well as pollution. If u’d like to consider the place u should check it out by driving around to have a look ya. On the price, i believe its cheaper than original subang. For ppl who wants to stay near to subang, it might be ok if u have the budget.

Particularly, I like your idea of pinpoint the monthly interest payment, which is the minimum monthly expense. If rental at least can cover this interest expense, then this renting "biz" at least achieve operating breakeven. BE is very critical for any biz to sustain.

It all depends on your targeted tenants, and location of the property, and the type of property. If that property is more suitable for family with own furniture, then fully furnishing might nor be necessary, eg landed property located at non-busy area. Another extreme case will be bungalow unit. One more extreme case, is expatriate and foreigner who has their own taste and could afford to transport their personal belonging.

OKR 最严重时刻,早上往KL方向塞到10am, 傍晚反方向塞到9:30pm。 当然偶尔也有那么一两天塞车较和缓。

谢谢大佬提醒,是我的失误.开map的时候就只是一直找LRT MRT和巴士站,不懂为何就是想不起这个”世界最快最准时的”ktm. 希望这个ktm可以帮到这周围的房子价位和需求……………………

Thanks for the video! Just subscribed. What would you say about Fiddlewoodz as an investment property? And KL Metropolis as a whole? Will it have healthy capital appreciation upon completion?

Thanks for the subscribed! I would say every property investment has a risk, so far the selling points of it & KL metropolis seems quite good if the township will be complete as it planned. Overall the MRT station is the key for the appreciation as expatriates might relies on it in future.
