I will toss a fucking lit match on it before i pay for a permit. I removed a 40-year old shed and replaced it with a new one. Now I have the following agencies involved, and no one will take the lead. They all pass it on to another. City zoning, Local utilities company Health department, Independent land survey company, Building inspector, Building engineering, My septic company. City zoning said they are fine with my yard looking like hillbillies live here over me, placing a replacement shed. In total, im looking at an additional cost of over 2k to do it the right way. Nope. Come and get me mofos.
If the master building permit has to include the drawings for mechanical, plumbing and electrical, why would you then need to apply for sub-permits for those trades? Is that because each trade need to pull a permit to carry out what is described in the master permit, meaning they do not submit their own plans/drawings after the master permit is pulled? I am confused about the relation between the master and the sub permit(s) when it seems like the master has to include all the drawings for the sub permits from the beginning.
I'm dealing with a neighbor 100 ft away whos hiring foreign unbranded unlicensed contractors coming around as late in the afternoon not even bothering to finish a house illegally with a expired permit. they have been reported.
This is HUGE news to me thank you. Im a gc in florida and having to wait 2-4 months to get approved has been absolutely ridiculous. A GC I met told me today about private providers and Im going to do this because messaging the city you wont get a reply for 2 weeks sometimes! How can you run a business when people are that slow. Ill pay whatever it is if it means I can get the job going faster
An NOA does not override an HVHZ FPA they are equally useful, especially if the same testing standards are used to obtain them. In this case, both the NOA and FPA are acceptable for obtaining a permit in an HVHZ zone.
Just moved here to FL but did a garage conversion in CA. Most likely, you WILL need a permit to convert a garage to a bedroom. You should WANT a permit to do this bc: -If you convert the space to legal "living space," you will increase the sq footage of your home. A typical 2 car garage is 400 sq ft. If homes in your area are lets say $500 a sq ft, your home would increase in value 200K. A legal conversion should not cost more than 10k (more if you "break the space up" with walls and or add an ensuite bathroom), so great ROI (return on investment) -You don't want anyone to die in the space I assume. You want to make sure that there is adequate ventilation and or egress (a window and or a door that one can use to get out quickly in case of fire). I get it that pulling permits can be harder than pulling teeth. Dealing with the Gov is not easy and can be a total PIA but in the long run, it is so worth it. Your property taxes will probably go up too bc your house will be worth more but, even in Silicon Valley where avg sq ft is 1k+, they did not assess my new space at market value but at the cost of doing it. I put in a master bath, walk in closet and mud room/laundry room and the whole project cost me around 30k. Totally worth it. Hope this helps
I need information on who to call to get these approvals? Do I just need NOA's for all materials used? Or do I have to assemble the building and literally get it weather tested? Or does it just come down to a calculation by an engineer? Ps my product is a large shed like structure.
I’m currently dealing with a motherfucker neighbour who built without a permit and even damaged my property in the process. He is rude and very undermining and now he is dealing with the law and local municipality. Took everything down and paying for my property to be rebuilt…plus expensive endless fines
What if it takes 75 years to get a simple permit to enclose a fucking porch. I'm going on 4 fucking months to obtain a builder/owner permit to put up 4 God DAMN WALLS. They want to know EVERY SINGLE detail of EVERY SINGLE piece of material that I'm using. I understand it's all about safety and money but holy fucking shit no wonder people do shit on their own!!

Very misleading to say "Another consideration to take into account is that Owners must have their own liability and workers compensation insurance to cover any injuries that take place on their property." This is only true if you hire non-licensed people to do the work.
I used to be a Councilman in Unincorporated Miami-Dade County and some of the zoning codes are just plan ridiculous. I voted to approve almost every application to a modification of a zoning law that came my way.
In other words... all you can do without a permit is changing a fu$&ing lightbulb. All you care is about 💰. I understand, some fixings required specialized training, but many others you do not. But, your corrupt entity has managed to placed just about every fixing under your money making scheme.
In my area we can do owner builder with no type of permit. We just apply for a regular permit and say it’s self build. Awesome video thanks for sharing!

Literally call your local building department and ask them the question. They will guide you through it. Product approvals are just numbers of the products you are going to use and they have to be approved by the local government. Your contractor should provide you with the product approval numbers.
If you have a permit and want to work but the job is more than 10 miles away are you still able to drive with a permit to your job and back home or no?
