Yes! It's definitely the affordable *MEGA LUXURY*! In the video, I talk about how similar homes in this area can easily go up to $5-10M (even $20-30M!). So, with that needed context, these are SO CHEAP!!!

@@noahg.6149 That’s how most model homes start in a new community. The builder has their sales office in what would be the garage. Once the model is sold at the very end of the project, they turn it back into a normal garage and install a driveway. This is very common! 😂

@HarpethRealty ohyeah, u r absolutely correct! I remember that! I was interested in one a while back and it had the same thing. And they explained that it would be converted over into a garage once it sold. I just didn't realized that this pic was of a model home.

@@texasroadrunner2476 😂😂😂 This is how model homes are built in a new neighborhood. The model is always the last home to get sold. Until then, it is the builders sales office. Once it is sold, they turn the garage space back into a garage and install a driveway. 😂😂😂

All house, no yard. Future foundation issues. High HOA fees, high property taxes. High utilities, (hot summers, crazy winters), funky Texas power grid.....aaaaand it's Texas.

How in the hell is 800K in texas considered affordable? That's a 6K+ monthly mortgage payment. That's a whopping lot of money unless you're making 250K+ a year salary. Does everyone around there all make that kind of money?

Hey, I totally hear ya! FYI- the average price of a home in Lake Travis ISD is $1,400,000. So, when you consider that, YES, these homes are incredibly affordable *for the area*. But yes, that particular area of Austin is very affluent. But for almost literally HALF the price of the average home in that school district, these homes are a great option.

The median salary in Austin, TX is $65,250, with 80% of salaries falling between $31,320 and $152,250. The people buying this house most likely have generational wealth or have made their money from investments. Don't let channels like this make you feel like you're doing something wrong. The title is an absolute and blatant lie at more than double the average home price in America. No, the context of the location does not matter, the home is only affordable to a small population of the entire country.

You are completely wrong! People looking in this area certainly say these are affordable. Sorry, it's the truth. (And fyi- your $200-300K is completely unaffordable for lots of other people. So yes, it's certainly relative.) Additionally, did you know the average price of a home in Lake Travis ISD is $1,400,000? So, taking that into account, these homes are *affordable* for this area. That's a fact.

@@HarpethRealty you are free to think this of course; but keep in mind that According to the Census Bureau, the median household income in the United States in 2022 was $74,580 and the median price for existing homes in the United States is $426,900. So the only people who would find this “affordable” are probably around the top 10% of US population. So your title is misleading if you’re talking to all of the US as the target audience for your videos.

As a local real estate professional (again, see my channel’s name), I have to take local market dynamics/norms/prices into account- not national macro stats. I’m sure you can understand that. Eh?

@@HarpethRealty No.. @ChuckV192 is NOT wrong. In Texas.. affordable was 120K to 150K 10 years ago. So raising our expectation of affordable by 2x is a big jump.. 200K to 300K is affordable. 500K is upper middle class range of jobs. 95% of people living there are not going to afford this. Affordable to the upper 3% or so of workers means you should title this "Upper middle class and beyond" affordable.

That is a tiny house for the Bee Cave / Lakeway area. 1840 sq/ft in that area is considered a garden home. If that is Rough Hallow most of the houses are around 2X that size and just few years back you could get a 3000 for the same price.

@@kdogbigdog Thank you for the comment! My experience actually being inside of the homes was that they feel much bigger in person then I was expecting based on pure square footage. Also, the fact that these are smaller than most in the area is what makes these unaffordable option. After all, the average price in Lake Travis ISD is about $1.4 million! 🤯🤯🤯

I love your video! I live in Buda, and though it can be expensive, it just keeps growing! Plus, we have a forest right next to my house. It’s a great place to live and visit, especially Buda Fest. Many from different suburbs, sometimes even from Austin, come down to celebrate the holidays in our little town!

Of course, affordability is relative. After all, the price of home you can afford with your 130K salary is going to be completely unaffordable for some people. 🤷🏻 But taking into account, the quality of schools, proximity to the lake, and the quality of construction, these are absolutely fantastic prices. But of course, not everyone will be able to afford them. Want me to send you some great neighborhoods that will likely be well within your price range? Happy to do it! ☺️

$30.000.00 commission for both of the realtors or 15.000.00 for paying the sellers realtor only/ I talked to one realtor lady on the phone and she told me “if you do not give incentives to the buyers broker They will not put your house on the market” I said what kind of people are these realtors don’t they care or are they only after money? I am sorry that they are working in this industry, but they need to stop trying to make the sellers feel guilty! Have you noticed that since May of 2024 you don’t find real estate agents or companies telling people about the lawsuit! And most RU-vid videos are geared for the realtor agent and not the local public, why is that and realtor agents rush their clients to put their houses on the market before August 17?
