It's a really nice home that has been remodeled well. The pricing is fairly consistent with other homes in the area and to a degree it reflects the 1.5 acres that come with the property. One other benefit is the 1.7% tax rate which is fairly low for our area. Thanks for watching!!
New home builders typically will accept offers on inventory homes. These are homes where their design team has picked out all of the options and they already have it under construction. The wait time is usually significantly less than building from scratch and builders will often offer more robust incentives and entertain offers from buyers on these homes. Pricing with new construction from scratch does not change that often as builders know that in this months-long process, building costs, rates and several other things can change dramatically. That being said, I think there are lots of home builders who are open to negotiation right now whereas they were not 1 year ago. I rarely see builders advertise a price cut online unless its the end of the year and they are trying to get rid of inventory. However, it does happen sometimes. If there's a particular model that you're interested in, I'd be happy to negotiate price with the builder for you. I know the sales person there and they are great to work with. The base price on this home is $539,990. This price usually goes up if you add any items and sometimes there is a lot fee. However, lots of builders are running specials right now to try and sell homes so you can often get a better price by buying one of their inventory homes rather than building from the ground up. The house is very nice on the outside and on the inside the thing that I don't like is the kitchen is to near the living room it should be more further away I don't like any kitchen at the back of the living room couch just in case somebody spills food on you while you are sitting on the couch.
Love love this house! Only thing that I would change would be that bathroom in the hallway upstairs, I would close it in for that bedroom and have a powder room for guests upstairs.
The closest community that Perry is building at is on 2243 just east of Ronald Reagan. It's called Parkside on the River and they have the 2916 plan available here. In this particular community, we would purchase the lot & the home all in one package and then Perry would start the build. It generally takes anywhere from 6 months to 1 year to complete. Perry also has some homes that are currently in construction that are for sale in this neighborhood that will be done sooner. Let me know if you'd like more details on those. Thanks!!
