We are Luke and Alex Johnson, and we are here to share our tiny home journey with you. On this channel, we will bring you along as we build and rent multiple tiny home vacation rentals on beautiful Keith Springs Mountain, just outside of Winchester TN. You'll see detailed build videos, as well as videos covering everything from our business model, plan discussions, code certification/considerations, and much more as we continue our journey. We have some experience with real estate investment by means of house flips, land flips, and long term rental ownership. This channel is where you'll get to ride along as we dip our toes into the short-term, or vacation, rental world. By the time our first two tiny homes are in place and renting, you’ll have all the knowledge required to do the same!

I was told in TN only 2 wires. ( 12-2,14-2)were alloeed per staple or hole.

You mentioned 4 foot stud spacing a couple of times where it looked like where you were talking about it they were maybe 2 foot ??

I was probably referencing the threaded studs that bolt the bottom plate to the trailer. The wall studs are 16" OC, and the rafters are on 24" OC.

What is the nailing/stapling pattern for sheathing and house wrap?

For the wall sheathing, its 4" on perimeter and 8" in the field. For roof sheathing, it's 3" on perimeter and 6" in field. House wrap pattern was roughly 16" spacing everywhere, but this isn't super critical as long as it's held down flat.

Does your area not require windows to have both jack studs and king studs? Thats pretty cool! Save lumber

The headers should have both, but there's no need for a jack stud under the sill, i don't think. The kitchen window should be covered by the large header above it, and the bathroom window framing had to be modified in place some, so it got weird. It's tiny, so no concerns there. As always, I'm a newb, and might be wrong lol

Hey man. Thanks for this video! Is there a minimum pitch requirement for this type of metal roof according to Noah? I’m installing Battenlok that has a min slope 1/2 “ rise per foot. Given me a total of 4” rise for the 8 foot span. ( The idea is to have more head room in the loft ) its quite spendy about $1200 in material but I just wanted to be safe so that it can pass code. You need a seemer to attach them together but it’s pretty much a screw less roof ( screws are underneath but they get covered with a lip and so they are not visible on top) anyway, just wondering if the roof panels your using will work just fine.

I'm pretty sure NOAH doesn't have a minimum pitch, as they allow for flat roofs too, and they don't dictate product-specific parameters. We don't get much snow, so a pitch this low shouldn't be an issue for us. I used a 1.5/12 pitch(12" drop over 8'), and it sheds water pretty well, but any leaves of sticks will have to be cleaned off. I might be hesitant to run this stuff any lower as it does hold a some water after a rain. I cant imagine collecting enough to flow into a seam, but I'd consult a manufacturer before running anything less than what I have now.

One more question, I thought I read something on NOAH requirements that if you have a metal roof, it needs to be grounded to the trailer?

It does. I missed that at the time of that video. Easy fix, though! I'm going to run a ground cable down through my vinyl siding corners.

Thank you for the response man! Any idea what size gauge is required for ground? I saw a guy on RU-vid use 6 gauge ground wire.

I thought about running plumbing underneath but I was concerned the water in the p-trap could freeze during winter.

It doesn't get too cold over here, but we will also be underpinning the trailers to insulate the "crawlspace". Without plumbing the drains underground on-site, I didn't see another option.

Palm nailer... palm nailer is your friend when you have to do a ton of hurricane ties like that. Or an actual strap shot hanger gun, but that's such a specific tool it's easier to just have a small palm nailer in your tool kit 👍

Doesn’t the flashing protect the foam board too? I thought it was supposed to cover all the insulation

Full coverage is ideal, but not a requirement(as of my inspection) as long as you fill any gaps in the boards with spray foam. On the next ones, we'll be ordering the trailers with full flashing pans already welded on.

Use larger Square washers on your hold downs. The square washer have a slot so that even if your anchor bolts are not centered well they will still work. Also they make a nail gun for Simpson ties. It will save several hours on your build.

Don't know where you're located. But water lines in exterior walls could be an even worse outcome in a finished home after a a freeze.

Southern middle TN. It doesn’t get that cold. With closed cell foam, we’ll be fine. On a tiny home this small, you don’t have much of a choice.

Did the NOAH inspectors inspected that the OSB was borders on the cross members exactly? Or would it be OK to place however and just screw them well everywhere?

You’ve just got to make sure they’re oriented with the long sides perpendicular to the crossmembers, and that each end is fully supported by a crossmember. That way you don’t have any sheets with unsupported ends.

I would highly recommend getting the next three tiniest inspected. It removes some of the liability off you, If there's ever a tenant lawsuit

Thank you! Ill be doing assembly and installation, but I'm going to team up with my buddy who owns a cabinet shop for the design work, and having all the components machined. I hate cabinetry 🤣

Great job! Thanks. I appreciate you doing this its a great guide. Hope you also make a video for door installation, specially if you added pocket doors! :) I will have my son and his teen friends learning how to build, so they will also get to see your videos. I wanted videos from "amateurs" (new in tiny home building) so they don't get scared and get excited instead of what they will be learning.

No pocket doors, but I may do a video on the french door installation. It's pretty similar to window installation. I always get more inspiration from the non-professional videos, as they tend to break it down farther. They also tend to have a lot better perspective on how easy or hard things are for the average person.

Thanks for the videos! Appreciate that you're putting yourself out there to show others how to do this even though some things you haven't done before. You always do your best and I appreciate the time it takes to do all this, both build, working your day job, and produce the videos (not to mention daily life!) The flashing on the left and right side of the window goes over the window flange before you place the flashing on top of the window

Not sure if this will help as I do not know in what state are you, but a while back I found guys that did spray foam on FB marketplace, they have done insulation for many of my residential properties now and are great, and I got a quote for the spray foam of the whole house, (8x24) floor, walls and roof $1,500 not sure if you think it's a good deal, if you will probably spend as much as that on the whole tiny house, but looking forward saving a bit of work, due to my trailers being an hour from me and need to sub a lot of the work.

That's roughly what I'm expecting to pay per house, but that's just based on a wild guess. I haven't reached out for quotes on that yet. That's something I'm definitely leaving to the experts lol. We are right on the TN/AL line.

You mean OSB? Lots of stuff fails with prolonged moisture exposure. That’s why you build your structure right, so the floors stay dry.

We used 2x4’s in the ceiling as well to maximize the height inside.

About time you get some work done!!😆 Not too shabby, but if you don't mind a couple of points...😊 When applying a drip edge, keep your fasteners further back from the overhang and leave about 3/8" or so air gap between the fascia and drip edge. Water has a nasty habit called surface tension which it can pull itself up behind the edge and start some rot.

Great tip! On these, the angle of the bend in the drip edge wasn't small enough to make it sit flat against the fascia, so hopefully that'll be enough!
