Hi, I never say it was an easy journey and if you look at my channel, my most watched video is talking about all the lessons I have learned from becoming a landlord. I just want people to realize that becoming a real estate investor is easier then they thought because most people think they could never ever do this.

Hi, just a reminder people that post are real people. Also, no I believe that if you are renting why not, think about investing in real estate. At the end of the day, I don’t care if people rent or not, it’s their choice. I am also saying that in a world that every single item you buy now can be a monthly payment, it’s time people realize that there is an opportunity cost they are missing out on. Have a good day! 😌

Oh no! I’m sorry to hear that, is there not a clause in your contract that the landlord has to give you 30days? Also, try checking with a local lender perhaps there are grants or programs that can help you get into a home

Look either way, if the market crashes or does not, you need a home. And having a home should require you to be financially responsible, meaning you have a 6-8 month emergency fund but most have been buying homes and over spending. There is always a bad guy or something to blame, I believe that we are in charge our futures and if we want to have a chance we need to start playing.

Yes it’s not the dream for everyone and that’s okay as long as your investing your money in something that will help you retire. I’m not sure were you live but if zone laws are big issue, you can always move. Secure a remote job or a job in other places. Honestly, if you really wanted to buy a house, you would find a way, zoning issues and all, and if you don’t want one that’s your choice. All I know is that I’d rather be the landlord than the renter.

I would like a triplex in a eh but not violent part of town, that doesn't need major renovations, has a paved back yard for parking and no hydrant in front of it. Budget is 300k-400k.

I just want a two bedroom home, two bathrooms, hardwood floors, open concept, walk-in closet central air and central heating and I want the home to be fenced in with a regular size yard with a two car garage for about $150,000, and I want a great neighborhood with good schools.

Well to me, not all debt is equal. We should spend our money on things that can potentially make us a monthly income in the future but unfortunately the way most collect debt is to buy things they don’t need to impress people the don’t like.

Completely agree, I tell all my clients that I make sure to look at all numbers before making a decision. I don’t just go all in on any purchase. The numbers have to make sense even it’s only making a little at first

The number one mistake young ppl make if they are not thinking long term. Take it from a formal car salesman and once was young person… Get a used bucket. Get any credit card possible. Pay only for the gas with the credit card and pay the credit card off to half the balance (or whole) for a few years. Build a savings account with ANY extra income left over at the end of the month. Make that savings account in a different bank than your credit or checking account. And you will be that ONe foo that’s got a place in your 20s. Then flex. The only counter to this is if you are a man get a car that is used and impressive on its own merit. In reality you are judged often by your ride. And if you peaked in high school you need to show up shining

Yeah, we only buy used cars cash. We look for nice cars that are reliable and with me being in real estate and putting a lot mileage on my vehicles, I need to be careful with what we choose. We bought our first home at 21 and haven’t looked back since. We enjoy looking for investments that make sense for our numbers

The people that get it, GET IT 🔥 A lot of people didn’t see the vision and that’s okay. They don’t have too. Sure it was hard, especially working two jobs to pay cash for school and down payments. But now we are in the position we are in because of those years. Deferring capital gains taxes is so important especially if you are planning to keep buying bigger investment properties! So basically how it works you bought house A to be a rental property and years later that house is now worthy $50,000 more. If you just sell house A and not buy another home then you would have to pay taxes on the &50k increase. BUT if you decided to use the sell of that house to buy another investment bigger property you can deferred taxes through a 1031 exchange and you can keep repeating this until you pass and the properties could be inherited to your children and if they sell, they will only owe capital gains taxes only on any gains that the asset made since they inherited it. This is something that was so cool for me to know because now I can definitely pass on generational wealth to my children.

There are many tax advantages you have as a real estate investor 🏡 of course you still have have to pay taxes on the income but knowing that these are advantages you have if you decide to invest, these are great things to know ☺️

Mortgage is a glorified rent , you never own the land when you die it's back on the market , rent only makes sense if you have the mindset to invest money saved in the 30 years it takes to pay that loan , the smart renter will have more acquired

I guess that would depend if you are willing to save the extra and actually invest it. And yes when I die the house may go back on the market but at least my children and their children will benefit from the profit.

@@InvestwithTania true story your kids will get what’s left over if any profit as we know it takes a certain margin to maintain, live in and sale so profits after waiting a parents lifetime are now minimal and very true that’s why I said proper mindset!! so in short the 10% !!I currently rent , but I own 3 businesses and have a diverse profit portfolio I use dividends to pay rent and my income to invest , I own land that ls all I’ll ever need but it’s not for everyone for sure !!

Or you can just rent out the house and have someone else pay for it. That is what we do, we have have moved 5 times in 5 years and have never let a having a mortgage stop us. In fact it’s easier to move because we don’t need to break a lease.

I completely agree. When I have been saving for down payments I cut out all unnecessary spending and look for areas of my budget I can cut back and if I can’t, I look for another job. For years I worked two jobs bc we wanted to save up for the next down payment.

I’m all for buying and building equity, but at the same time, paying a mortgage from 35 years ago is NOT the same as paying one from yesterday. Interest rates aren’t the same and property values have skyrocketed since then. So in some instances it is cheaper to rent, and have the landlord be responsible for all the maintenance and repairs, than it is to own and be responsible for everything yourself.

Yes that is true. In some instances it is better to rent especially if you are in place where you are not very stable but over time it will not be because house prices will keep going up. Todays interest rates suck, I agree with this but there is always something keep people from investing. I do feel and just my opinion that right now is better time to buy then 2021 and early to mid 2022 bc sellers are willing to offer more credits for buyers.

If you can’t get a mortgage then it’s time to ask why and do something about it. If your credit is low, figure out how to get it up. If you don’t have a down payment, look at loan programs that offer a zero down (I usually don’t like offering these bc of fees) or you can do what I have done and get a second job and figure out different ways to make money. Plus sometimes it just might be that the bank has stricter rules so start looking at other banks. I hope you are able to find a bank that can work with you! Good luck 🍀

Like I say, it’s okay to be a renter bc every one is at at a different stages of life but you do have to realize at some point, after years of renting, that it might be in your best interest to start thinking about buying a house and if you have no idea where to start, follow me for investing advice.
