Sounds like our market in Utah. All the real estate investors snapping up every property and ensuring the majority of the public have to rent unless they are willing to pay over market to get a house.
Nobody is mentioning the creepy doll in the basement at 5:40? I thought it was a real kid at first. That, along with the Ouija type table, is a big no for me. No wonder why the house is a bargain. 😮
Yeah, several subscribers mentioned the Ouija type table. Didn't notice the doll, but this home sold very quickly and had multiple offers. It's just rare in the Utah market to find a home this size for this price. The roof was recently replaced as well.
I recently visited your RU-vid channel and noticed that it has a visually appealing design. However, upon further inspection, I identified several areas that could use improvement. One crucial aspect is search engine optimization (SEO), particularly the implementation of rank tags and tag volume. It seems like these elements have not been fully addressed on your channel. Great little home, but guessed it was edging toward a million dollars - location, location, location, ouch... One thing I'd do is drywall around the water heater, relocate the W/D & turn this space into a 2nd bedroom or guest room. Other than this change, I think it's pretty perfect - a giant private yard with a small, easy to care for home. Lovely.
Great observations! This home went under contract and it sounds like you may have been a fly on the wall because what you've said was just about the exact suggestions myself and the buyers had as far as renovations. :) Appreciate your input!

Great question. From past experiences, when sheetrock on the walls, base, trim, and casing are heavily damaged in a home, it's often an indication for drug use. Usually these types of homes have certain stains, odors, and signs around the house. It's hard to explain, but I won't be surprised once we test to find out this home could be contaminated. Meth Mob teaches our agents a class once a year on meth and meth mitigation and it's something they passed along and now we can verify after years of experience flipping homes. On this house we would 100% recommend anyone purchasing to test for meth. The fact there was various drug paraphernalia scattered around the house as well is usually a good indication. If the house did test positive for meth, and you had already done all of the repairs, like flooring, HVAC, drywall etc, they would have to be ripped out and we have seen this happen after a house is completely renovated and a new buyer places an offer and then tests for meth and finds out it's positive. Hope this makes sense.
I must say, your content ,your way of talking , presentation, and graphics are truly impressive. It's evident that you're dedicated to providing valuable content to your audience .I know the YT channel importance for a real estate agent cause Besides a website .You are constantly giving videos so hard .The reason behind this is a several number of SEO and technical issues I found in your channel .

I don't know man. It sits under average in price what I think is that that house was pretty lived off. So no maintenance and a risk on technical failure in due course. For about 420 to 460 you gonna find something comparable in Roy in a much better state. That is my idea. I don't say people must ignore it. It is a ratinal choice in function of your budget today.
