I'm Jeff, owner of Jeff West Properties and your host for the Conroe Living Channel. I grew up here as a third generation Conronian.(I don't think that's a thing, but I'm going to make it a thing!) I've lived in other great cities like Nashville and Phoenix, and started my real estate career in Los Angeles, but after time away I've come to truly appreciate there really is no place like home!
Yeah, though parts of Walden are gated, the community has a hole is not. It’s the largest single community on the lake with only one entrance so trying to gate it would be a nightmare. It’s definitely one of the downsides compared to some of the other neighborhoods on the lake.
I haven't checked all the new neighborhoods but do not move into the Montgomery County Floodplain. Our Health Department has allowed sand-mines to install pond-levees for hazardous blue-chloride that was washed out of sand. The obstruction north of River Plantation is 1500ft across the center of the floodway. The county is suing these mines for dumping the excessive salts into Lake-Houston. People need to be aware that these industrial floodway obstructions can raise the water beyond the 500 year floods in less than 90 days & the county requires 3-5+ years to sue, though by then the mine is sold & the owner retired. .
Informative video! I bet no other Bent Water residents falling in love with this community like us. Receiving an Open House invitation almost four years ago, we drove one hour to Bent Water from College Station to visit several open houses. As soon as entering the gate, my wife said she would like to move here because she saw MAGA banners & posts in almost everyone’s front yard , my wife persuaded me to live with similar-minded people. We bought one of the open houses we visited that day.

I used to be a Traveling Tech for Indian Motorcycles and worked at The Woodland Premium Motorcycles for 4 months in 2019, I lived in the Extended Stay in Spring but I spent as much time as possible in Conroe, I absolutely LOVED the city and now that my contract is up with Indian I'm planning on moving back in the December, I'm looking for a small 1 bedroom maybe 2 bedroom on or close to the Lake, if it needs some works even better.
My husband grew up in Conroe graduated from Conroe High. In his words couldn't wait to move out of Conroe. Way to hot and humid, had to live under the air conditioner 3/4 of the year. Five minutes out of the shower your ready for another one. Good jobs meant driving to Houston. Back then one to one half hours each way. Can't imagine the traffic now. Can't imagine paying that big of electric bill now. Always flooding in certain areas. Cut and shoot was named for a cutting or shooting everynight. Still lots of hillbillys back in the east south east side. I can honestly say we visited before his parents moved and took a walk around the block. We saw so many crack viles in the gutters we lost count. I guess every body has to have some place to live. Choose wisely!
That part about Cut and Shoot isn't a lie, I worked in the Woodlands at the Indian Dealership and one of the guys that I worked with grew-up there and still lived there. He had a loaded pistol in every room of his house, he said when he was 13 or 14 his dad and uncle (dad's brother) got drunk, got in a fight and shot each other damn near killing each other. That's a ROUGH part of Texas.
There really isn’t any such area that doesn’t get some flooding around the metroplex. Houston is a Bayou city that is basically flat and almost almost sea level. Water doesn’t drain as fast as other places as a result. Homes flood that are too close to a river, creek, or buyou. What’s made it worse is all of the development. Places that used to be farmland are now covered with cement, housing developments, and when the water can’t soak into the ground, it’s gotta go somewhere.
You forgot pitcher Andrew Cashner. When I went to school at Conroe the theatre teacher walked us around and showed us everything about the Brandley scene.
I worked in the Sun Oil fields out side Conroe in the late 70s , biggest part of my family were born and raised there . Oh yea my uncle was one of those millionaires he spoke of who lived in Cut And Shoot , look it up its a real place .
Hi. Conroe is a big area. There are certain parts of Conroe that flood, but a small percentage of the whole area. If you’re thinking of moving to the area, you just need to know what parts to avoid. I’d be happy to help you with that.
That is a pretty subjective opinion. There is true, Mexican, Tex-Mex, and Sonoran, and they’re all a little different. My favorite is Mr Taco and Tequila Bar
😂 well there is still definitely some of that, but the area is changing. I took clients out to a few communities there this past weekend and they loved it. Well they loved everything except getting there with all the roads flooded!
I love the Magnolia area and Audubon is very attractive and I see several affordable new homes going up BUT the property taxes there. I didn't understand why they were so high until I watched your video. It looks like they are building it to be similar to Towne Lake in Cypress. Is there any breaks for 65 and over on owning a home in Tx? I don't think I want a Dell Webb. TY!
Good morning. Yes there are exemptions for 65+. In addition to the $100k homestead exemption there is an additional $10k when an individual turns 65. Some taxing authorities in the state can also offer up to a 20% exemption on their portion of taxes, (city, county, etc) Another big one for 65+ is the tax ceiling, where the property taxes freeze once you turn 65 or qualify (buy a house once past that age) so if a house is worth $500,000 when you turn 65 and 10 years later, it is worth $1 million, you would still only pay taxes as if the value were $500,000.
Also, some thing of note, Texas lieutenant governor Dan Patrick is trying to find a way to pass laws in the Senate that would eliminate property taxes altogether. I’m not sure how realistic this is, but he has publicly made the statement that next session that will be their priority.

I love so many of the master planned communities. I narrowed down my list of favorites and it is 16. After watching this video I created a new list which is 8 now. Does Bridgeland, Cypress and Woodson's Reserve, Spring have a major flood risk? They were in my previous list and I crossed them out since it seems that the higher northern areas are probably the wisest choices to be made such as Magnolia, Montgomery, Conroe, Willis, and Porter. I live in Toronto, Canada with my Husband and we 100% desire to move to North Houston. Would it be wise to buy some Acreage lands plus a house in a good master planned community? The Acreage Communities do not have a deadline on building your house right away as long as you own the land you can build when you want? Am I right? Once again, thank you very much. Hello and thank you for the kind words. As far as Bridgeland and Woodsons's Reserve, neither carry more flood risk than any other on the list, and the risk is minimal. Those not from here often have questions about areas that flood but often it is not full areas that are in danger of flood risk, but specific streets within those sections. There are rivers, streams, and bayous all over the Houston area that have potential to overflow during heavy rains. Sometimes there are streets that are close to that overflow and they would be labeled on flood maps in the 100 year or 500 year flood plain. All of the master plan communities have taken this into consideration and usually don't build within those areas. The Highlands for instance leaves the section next to the san jacinto river as nature preserve, so it might flood at times but there wont be any houses built there. I have clients in both Bridgeland and Woodson's Reserve and they are great communities. I'd be happy to help you come up with a strategy for finding property. You can’t go wrong with either neighborhood and both have the same likelihood of flooding, which is highly unlikely. Audubon has Mill Creek and The Woodlands Hills has Stewarts Creek running through it but there are no houses built in the flood way if either should ever overflow their banks. If you look at a map of the communities, you can see the space in between where the creeks run and the development begins. It really comes down to preferred area as both neighborhoods are outstanding. In fact, they are both in my upcoming top five neighborhoods in Montgomery County video.
Not going to lie. Mosquitos are the national bird of Texas, and Conroe is not immune! I grew up basically living outside, but I always knew where the can of Off was!
