That's torch down it's asphalt mixed with rubber. You can silver coat over that. Dpdm is rubber , you cannot silver coat over that or put anything that has petroleum in it on rubber it will eat it away.
i will do this for less than 100k, even with better product, u should cut the roof with tools, u can rented at some supplier here. its much more faster to remove the old roof. nice crew
why the fuck would youpaint over your cap sheet with buckets of alluminizer instead of just using a grey colored cap sheet. that was a massive waste of money. if you torch it down right you dont need to do that at all. also if you are gonna do that hack work just go over the seams. and dont tell me its to increase the life becasue that stuff will drecade the cap eventually instead of preserving it. its meant for metal or cold Tar you mound over pitch boxes etc.

Not if it’s some kinda damage the weather has caused it to be damaged like hail. This kinda commercial roofing can be completely replaced by there property insurance.
You need to heat more towards the membrane and not the base sheet and heat directly in the gap between base and membrane. Also main problem is the seam that is too cold to joint.
Your guy was shooting nails high. And middle nails so close to the edge that they line up with the keyway and get wet and eventually rust out and cause leaks. I am no expert and i respect the work. Just encouraging you to make sure they follow the right practices to provide your customers long lasting roofs and keeps your rep good and prevents warranty problems.

I put this stuff straight over OSB wood on my 12x12 shed no roofing materials only APOC-F #208 and no issues it’s been over 3 years now and I live in Oregon where it rains 8 months out of the year. I was going to put shingles on but I haven’t done it yet because as of now it’s still all good .
