भाई मेरे कुछ प्रश्नों के उतर दें । 1. क्या डीडीए फ्लैट में जो टॉप फ्लोर लेता है छत उसकी होती है या सबका नीचे से लेकर ऊपर फ्लोर वालो का भी अधिकार होता है छत पर । 2. क्या सभी की पानी की टंकी ऊपर छत पर होती है । अगर होती है तो लीकेज वगेरह में ऊपर वाले फ्लोर वाले को क्या राइट्स होता है । 3.क्या छत के ऊपर भी कोई निर्माण हो सकता है अगर छत ऊपर फ्लोर वाले की हो तो । 4. डीडीए फ्लैट का सालाना LIG फ्लैट का हाउस टैक्स कितना होता है और बिजली पानी छोड़ के बाकी RWA वगेरह इस तरह के मंथली खर्चे कितने आते हैं । और क्या EWS CATEGORY में भी हाउस टैक्स आता है ।

For TATHASTU 1 Tower 1 in sec 5 Sohna, in March 14, 2024, they raise demand for completion of 1/3 of super structure which means the construction of 7th floor ( out of 23 floors) has been completed. But I recently ( August 2024) went to the site and saw that not even ground floor was completed for T1, TOWER 1and I had already paid the demand believing them. I will not release any payment till the status mentioned in the demand letter is completed. Its illegal to demand payment without completing the construction and builder cannot charge late fee on that which I came to know after consulting legal experts. @gangarealty please don't break the trust of the customers in your first project itself.
I agree with all the other points, except sector 14 flat because there are 1700 total flat and out of them more than 1000 are EWS flat. And they have also paid 38 lakh instead of 11 or 15 lakh. This will not give justice that 1000 flat people get only access to 25 % part and also, nothing was mentioned on dda brochure for partition for that section. I always like your reviews but disagree with this point.
I doubt on this analysis over 19b flats. If they are so good why not got sold out in previous auction. Don’t think anyone would have cancelled it after bidding and paying emd amount..
Dikshitji's advice is amazing. His advice was valuable for many who bid in phase 1 and 2. My advice to interested people is the following 1. Visit the society and see 2. Bid for multiple flats 3. Be careful about bidding as you will see prices shoot up in the last 5 minutes 4. Determine your limits and be prepared to walk away. All the best

Agreed - now we can't just wait for a better project under AHP to come and should take the leap of faith in the current one (of course taking our risk appetite into consideration). Good review 👍
