Definitely hire a realtor! A good realtor will have relationships with the builders that they have built over the years and be able to get you a better price. To be able to tell you about the neighborhood and if it is a smart buy or not. To look over the contract and make sure that you are protected. To be with you during the design process to help keep you on budget. To tell you certain upgrades that are worth the money up front or to do after because a realtor like myself has done hundreds of builds and knows what worth it or not. To go through all of the electrical plans and make suggestions on low voltage and high voltage wiring upgrades. To go to all of the meetings with the builder if you are out of town and cannot be there. To recommend a lender that will be able to get you the best deal and make sure that you are protected. To do videos for you if you are out of town and check on the progress. You can also do your own taxes or represent yourself in court but you don’t. You have the professional help you with it. These are all just things in the beginning of the build process. I would need another 5 pages to give you all of the reasons to hire a realtor.
@@wannaliveindallas I think if you’re building it yourself just get good sub contractors. Most contractors will tell you what’s the best and worst things to in your house.
Hey there, In the 3 winter months the grass goes dormant. You don’t need to cut it and barely have to water it. Then in the spring it comes back healthy and green again. It’s just the same as how trees loose their leaves and go dormant in the winter. There is an option to plan a winter Rye grass that will be green in the winter but most people just wait until the spring time.
It’s such unusual terrain for a luxury home. Flat & not much eye candy (beautiful nature) surrounding the home. I’ve traveled all over the world & rarely see stately homes on such plain surroundings. Maybe it’s a Texas thing - quantity of house over a quality of location on the planet.
Here in Texas we have clay soil. That makes it a very difficult condition to build basements. You will typically find a media room or bonus room instead of a basement. Are you planning to move to the Dallas area?
What the heck is up with all the brown, bald lawns in Texas? I look online, google earth etc and everyone has these terrible bald, depressing yards. Even this beautiful house has a depressing brown carpet in front. I don’t get it. Such a turn off, I could never live in an area that looks like this. A mansion in this depressing terrain is like trying to put “lipstick on a pig.”
Several people asked this same question and maybe you know the answer: What is the minimum cost for moving into this high-end fields community? They guessed that the possible most affordable community will be the apartments and townhomes in Fields west, but they all try to know the approximate price!
You are very knowlegable on builders! We know most likely that builders in high-end fields developments must be very good!. However, people must watch this video to get those knowledge from you! According to my experience and knowledge, current housing price in this high-end fields development should be the lowest that you can ever get. Those 5+ and 7 stars hotels would not have had put that much money to invest in this fields development if "location" is not the main reason!
Moved here two years ago from North Jersey. By a happy coincidence I was able to buy a completed home that had been specked out buy a potential buyer, but the deal fell through at the last minute. The house was ideal for my needs - My good luck. Not sure if it’s true, but I have been told I got the last under $400,000 home! Love living here in Sandbrock Ranch, Love living in North Texas🤠

Not sure where you’re getting your info from because houses like crazy in there. Most builders can barely keep up with the demand. I do agree that the prices are a little high, but you have to remember that price is what you pay to be part of one of the biggest most extensive planned community builds ever to exist in North Dallas.
@wannaliveindallas I recently visited Fields community and observed there is general interest in the community and many builders are chasing the buyers to buy in fields. In general Texas means bigger lots and houses and in fields because of the greed with the sellers the base prices are over the top and the lots sizes are too small like New York or California. Please check with all builders and they have all the lots open.
@@sunilc123 I do agree that the lots are small but I think k that this community interest people that have had a large house on a large property and now are looking for the luxury without the maintenance of a large property. The issue with the suburbs is that you can walk to go and eat or play. What the Fields is go to offer is the city type of amenities with the feel of living in the suburbs. So that being said it’s not for everyone but for those that are searching that luxury and access to shopping winning and dining it’s perfect.
Location! Location! Location! You can find a big brand new house if you can find a motel-6 level hotels etc. ! Those are the location fits you the best!
