I love living in South Carolina It's awesome,...the beaches,and the rivers,and the country, BBQ, seafood, southern food and Charleston cuisine, and all the festivals and the beautiful sunshine and short winter season and no snow!
85% of the homes here have Vinyl so it is a lot thicker than was in past, sometimes you do still have to replace pieces but overall maintence is way less with just a power wash

Hey there, so nexton is the master plan community within Summerville. And within Nexton, there are 5 different subsections. Nexton actually falls under Berkeley county and therefore there is a special tax of about $1100 a year that you pay on top of your normal taxes to help the development of Nexton and the services there, etc..
Yes in this community, only a few communities don't allow pools. You can see my pool on this channel I did a video on the installation process of ours but you can find some with pools. So many of the communities have great community pools that a lot of people don't put them in. -Mark

The long driveways are only for the model homes. My husband and I came here to look at the community. We loved it. Was deceiving to see a nice long driveway to find out the garages are right behind the house. Not a lot of space for a backyard. Maybe things have changed. But no large long driveway.
Thanks for sharing your experience, I will need to go and pay more attention to the driveways not that you said that as I feel like some of them were long but you are absolutely right on the backyards especially when the detached garages are in the back and just overall lot sizes in these communities are smaller in the new builds. We have some communities with bigger lots like Timothy Lakes in Ridgeville and a couple more newer communities but most size lots outside of those are like .12 to .2 acres.

Hi Tony - community pool, basketball court, soccer field are at the front of the new section of Braford point. Of course all the walking trails throughout all of Nexton, HOA is $312 per quarter with internet and cable included through 2026. -Mark

Will there be any running trails around this neighborhood? Love these homes and appears to be a cozy area. We really want the convenience of taking our golf cart to the restaurants and shops.

My parents were looking at the Horizons 55+ community but in speaking to current residents there is a belief amongst the community that the amenity center isn’t going to be built. Apparently it has been sitting vacant with no appearance of construction. Have you heard of this or sold in that neighborhood?
Hello - I believe they will build it. We sell a lot of homes in there. Construction trailer on site now and curbing already done. We should see movement in next two months I bet. Don’t know for sure but that’s my guess - Mark

Can’t afford to buy a house at their age thinking they might get something that never develops and than some legal stuff happens. Never heard of homes being built but the infrastructure doesn’t.
