What you need to know is that they will fine or tow your pickup truck if you park it in your driveway overnight. Never ever live in an HOA. They are completely un-American.

Hi Thanks for the note qa few option for you BeachWalk by Manasota has a lap pool, Islandwalk at the west villages has a lap pool.

Thanks for the question and comment. Yes, there are multiple communities in Wellen Park that allow fences. Some of these communities include: Gran Paradiso, Gran Palm, Renaissance, Oasis, Preserve, and Boca Royale. Hey, Lakewood Ranch is master-planned community with almost 30 neighborhoods. Most of the neighborhoods are golf cart friendly, but not all of them... it just depends on what community you are interested in! Thank you for the question.

Subject: WVID Meeting June 28, 2024 at 10am at North Port City Hall Future buyers should be aware of several agenda items for Fridays meeting are of significant importance and concern to each of you as residents. You can access the meeting agenda by Googling West Villages Improvement District, then click on Meetings, then click on 2023/2024 Meetings below and select the June Meeting. Budget- You should all review the budget for your respective Units, particularly the Operations and Maintenance budget, which includes your prorated share of Unit 1. Elections- There is the landowner election for one of the four Supervisor seats that are currently filled by landowner elections instead of registered voters of the District. There is currently active litigation against the District for their failure to calculate “urban density” as prescribed in FL Statute 189 in order for the Developer to maintain control of Board of Supervisors. In the litigation, the District is using the issuance of “Certificates of Occupancy” to determine if land should be qualified as inhabited. However, nowhere in the statute is Certificate of Occupancy referenced. More specifically, the statute references platted lots within a developed and inhabited area. They also excluded all commercial property, roads, wetlands, Braves Stadium, and golf course in their calculation for urban area (numerator), but include it in total area (denominator) to deflate the total percentage below the next threshold of 26% urbanized for a second Supervisor being elected and 51% for a third Supervisor being elected. River Road and Winchester Road Project Page 83- On the agenda are two agreements. The first is between Sarasota County and West Villages Improvement District to pay $7.1M for the engineering and permitting costs associated with widening River Road to 4 lanes from US 41 to the Charlotte County line in two phases and widening Winchester Road to 4 lanes from River Road to the Charlotte County line. The second agreement is between the West Villages Improvement District and the Developer to reimburse the Developer $7.1M from the District. This begs the question, why is the District agreeing to fund the engineering and permitting with the county and agreeing to pay the Developer ANYTHING for the engineering and permitting? This is NOT a District road and benefits all residents of Sarasota County. More importantly, it benefits and appreciates the value of the property of the landowners along River Road. And who is the majority landowner along River Road…the Developer! I am not saying widening of the road is not needed. But I do believe that we, as residents of the District, should not be burdened anymore than any other taxpayer in Sarasota County. And why in the world are we, the residents of the District, paying anything associated with widening Winchester Road? Call to Action- Show up and let the Board of Supervisors know how you feel about the boards failure to act responsibly and be good fiduciary stewards, to follow the statute and let the registered voters elect supervisors in accordance with Fl Statutes, and not burden residents of the District with costs associated with widening River and Winchester anymore so than all other residents of Sarasota County.

I love Toll Brothers but what I could never understand specially in the Isles is that for multimillion homes they do not offer and office and flex room in one story homes. Even in two story homes an office is not offered. To me is incredible you can pay over 2M for a home and those two important parts of a home are not offered. Can you coment?

Hi Peter, thanks for the comment. One of our favorite floor plans that Toll offers is the Fullerton. This is a two story home with an office and a large flex room on the second floor. This is a great plan because the primary is still on the 1st floor which I like. We have seen a couple of the 1 story models that offer an office turn the 4th bedroom into a flex room or some models allow for a loft in which would be turned into a flex room. Toll offers a lot of different models and depending on the community allows for some variations. Toll just started building a new community in Lakewood Ranch called Monterey. Thanks again Peter.

I looked at Monterrey. I love the looks of the Centenial but I'm not interested in a two story home. My critisism is that in the Isles they do not offer the flex room or office in the one story houses. I find it strange specially when people are doing remote work. Yes you can convert bedrooms but flex rooms are bigger.

@@Peter-ok9bj Hello Peter, I hope you're doing well. I live in the Isles, where many of the single-story Captiva Series homes include offices or dens. While there isn't a "flex" room on the first floor, the two story "Elite" models address this with a loft configuration, adding a staircase and an open loft. The Fullerton model, mentioned earlier, offers a second-floor bonus room. You can opt to remove the bathroom, creating a large 25x15 room, although it remains on the second floor. Most of the Captiva models feature an office. If you'd like a private showing of the Isles or Monterey, please let me know. I also agree that the Centennial looks appealing, but I personally prefer the Fullerton. Each has its advantages and disadvantages. We live in LWR, so feel free to reach out if you have any questions.

I’d love to consider but read the builder’s reviews. Scary! I know it’s a production builder but they’re all awful these days. I’m looking for a quality builder and I’m there!

Hi Joanna, It is def hard to just go off of the reviews. These production builders are pumping out thousands of homes and you often only hear the "bad" stories. Toll is nationally regarded as a good builder (but, I am sure there are bad experiences). We have sold a couple already in Solstice as well as other Toll communities (The Isles, etc) and those experiences have been enjoyable for our clients. Let us know if we can help in any way!

I've heard that Florida is not favorable to trusts, and taxes them more heavily than other states. Is this true?

Hi Ginger, we are not attorneys, but we do know that there are some great benefits to having a trust (avoiding probate is one), but there are downsides as well. I would highly recommend with talking to a Florida attorney who can lay out all the pros and cons for you! Thanks for the comment!

Hey, thanks for reaching out! We would love to help you with your move. We have some great connections there within the community. Feel free to call or text us at 941-500-5457. With that being said you can expect the tax rate to be somewhere between 1-1.25% of the purchase price (If you buy new, it will be lower as you are buying into the builders tax rate on the land). But, there is a CDD included in the tax bill for the community, so you will have to add around $2,200 to the tax bill. Most new construction in the area has a CDD included in the tax bill. HOA is around $350/month and there are no CDD fees in the community! That is rare with new construction in today’s world!

Hi Lori, thanks for the comment. In the intro I mention that all communities have options under 500k. Some of these communities offer townhomes/villas that are even lower, but that is the starting point and depending on the community the sfh can go up to a million (depending on size, lot, pool, etc). Hi Edwin, thanks for the question. You can get a single family home in there in the high 5’s/low 6’s. If you want a pool, I would plan on adding about 100k to that (obviously can be more/less depending on features). Hope this helps! Is there anything we can send you?
