Do you honestly think people won't lie to get a home tour, Tom? The phrase "buyers are liars" is there for a reason...and they already lie when the question is asked normally anyway in many cases. I think there are right and wrong ways to find out if someone is signed (or at least has seen homes) with another agent, but I don't think this form will be taken seriously by buyers and I think it sets us up as glorified door-openers. And in Texas, without a full Buyer Rep Agreement, we technically work as a sub-agent for the seller, so it does not really solve anything except for the NAR requirement.
@TomToole3rd Unfortunately I expect the consumer to break that trust first. Many of them won't even read it before signing because they just want to get into a house. We've seen so many consumers lie to our agents about having another agent...but, I do hope this helps curb it a bit.

Great content Tom. What % of agents could have a productive conversation about monthly payments, cost of waiting (buy today... get 12 months of principal paydown & appreciation)... without a lender? Agents need to level up their knowledge.
