Not sure if you’re aware but some of us are capable of more than just regurgitating what others say which is why you CITE SOURCES. I mean dude every one of these videos from people like yall.. NO SOURCES. Where are you getting it from? Bureau of Labor Statistics? Where? Everything you’re saying is objectively wrong until you SHOW me where that data is from and SHOW me the dataset link. I believe this is probably true.. But how will it be proven? Like did that even cross your brain? In the real world you need to provide more than just he said she said.

I found it very interesting when you spoke about the humongous cost of A.I. (billions of dollars) and how long the "talk" of A.I. has been around (1950's). I remember in the 1980's when they made a big deal about A.I. at Boeing. They even had classes in A.I. Then at Boeing, A.I. went nowhere. The business community is now making a big deal about A.I. again as if it is something new. The stock market is expecting to make big money on A.I. Yet, if we follow where A.I. has been historically, I would not hold my breath. Thank you for sharing your experience and knowledge in your universe. :)
Could you imagine if kids who live in depressed neighborhoods (i.e. dirty, lack of maintained properties, zombies they passed every morning as they walk to school, etc.) were able to wear V.R. headsets as they walked to school that made everything look upscale while keeping them safe as they walked so they would not trip over anything or get hit by a car, which kept them from getting depressed or scared over what their neighborhood really looked like? Could you imagine . . . .

I have to admit the time I needed an ESA,, I was so depressed and considering suicide. But NO ONE cared or did anything for me! A guy moved into one of my apartments with an ESA "Piss cat!" No pet fees or damage deposit allowed. His cat destroyed all the carpets/pads, damaged sub floor. This cost me thousands of $ that I did not have! Guy took his cat, paid me NOTHING!
I m asking for 2 months security deposit, whether you have an animal or not. They re becoming so sneaky. They lease the apt 1st and then they bring in their pets.
I do not support special rights for ESA. Why not? I am blind. In recent years I have experienced riding the city bus and stepping in or sitting on dog crap left by an ESA. I can't begin to express how much I resent that. As a small time property manager I resent having to replace, at my own expense, all the carpet, pad and sections of sub-floor in apartments where an ESA cat has lived.

The key is diversification. Personally, I delegate my investing to an advisor, cos my job doesn't permit the time to perform market analysis myself. Thankfully, my once ago stagnant portfolio has now 5X in barely 4 years, summing up almost 7 figure as of today.

Hey there! I'm in Dallas right now and just had an amazing conversation with a realtor couple about potentially getting a duplex unit. I'm thinking of living in one side and renting out the other - how cool is that? But here's the thing: I just found out that in some states, the duplex isn't owned by the same person. So, what's your advice for someone like me who's eager to venture into multifamily units as an individual, not as part of a big real estate company?
I am all for it. However, living in an investment property you own is great but you need to lay down the rules to your tenants or don’t let them know you are the owner. Otherwise, they can feel like they can come see you at all hours. (There are companies you hire that handle emergency calls that are very good)…And be sure to find a great handyman. If you want to set up a call to discuss I would be happy to walk you through my experience. Also, I was in Dallas last week touring our properties there, that was some crazy heat. 🔥🥵
