I have completed 5 commercial transactions and I would love to go out and canvas like this. Unfortunately, I don’t own any shopping centers. Are there any alternatives I could do? What kind of flyers would I create? Thank you.
To eliminate the raceway is a great idea. I never have heard of charging for space on the pylon And how would a national tenant feel about this? They usually specify which spot they can take on the pylon sign at Lease signing.
(IMO), Every commercial broker should have prospective new retail hires watch this video, then spend three hours canvassing (handing-out flyers & gathering info only - no quoting rents) - then come-in for the interview. In the interview, I would tell them that they must do this six days a week for three hours a day for the next 365 days - holidays included. If they don't, they're fired - immediately. FANTASTIC - Probably the BEST retail-specific instruction I've ever seen. Thank you, Thank you, Thank you..
Love your content, I respect your opinion. I personally like having the name of the shopping center on the pylon. I think it adds some prestige to the center.
I love it when I go to a local small business in my area and they know my first name after going there a few times 💯 I went to this Mexican restaurant that has been in business for 21 years and the General Manager and Kitchen Manager gave us chips and salsa with queso cheese sauce and sat me at the bar. I ordered 3X Steak Tacos 🌮 and they even gave me a 50% discount and my tab only came to $8.68 and I tipped with a $10 dollar bill. I will be going back again later this week 😁

Expect a lot more vacancies in the near future. 20 dollar an hour min wage in CA is going to spread, more stores will close. Half the strip malls around here are vacant, the other half are filled with crap stores and are pretty much a tax write off, that includes in more ritzy areas, not just the hood. My town went from 5 malls to 1. Retail brick and mortar is dying thanks to Walmart, Target and Amazon and their better prices. I left the building I had rented years ago. It simply was no longer practical. The rent was 5 times where it began, liability insurance, utilities are always going up along with taxes. The days of walk in tv repair shops was winding down by then. There is one left in my town, an old school guy who takes cash only. I traded in an overpriced property with no parking or frontage for a smart phone, Paypal business account with credit card reader and took my show mobile. I do all my business on site now, no need to have someone sitting around getting paid to take in the rare walk in job, no need to pay tons of money in rent, utilities, insurance. No more storing other peoples junk sets. No employees. That is where a lot of vacancies come from too, what they call gig economy, people flexible enough to operate without need of a brick and mortar building.
I have serious questions about the intelligence of the people who hired you to give this seminar. I don't know what you thought the message of this video was, but whatever it was you missed. That was a word salad, and it meant nothing.
