Very biased analysis. You didn't cover important aspects like the project has a very high density of about 125 flats per acre and very less green area. Also most of the banks like ICICI, HDFC , SBI and Bank of Maharashtra are not even funding this project . The project is put on hold my most banks for home loans. Please talk about these aspects as well.
On watching the whole video i realized that you have covered both the points as weakness of the project. Great analysis, i still feel 30k psf by 2025 is bit of a moonshot.

The site plan has come.. it' looks nothing like Marina bay sands . No twin towers. Just 6 towers in straight line . Pool is ok ground, club on ground.. where is the sky arc . Please update video

How can anyone lose money by not investing. What you are talking about is called inflation spike price mismatch in the market and it will correct with time. Yeh har 10 saal main hota hai. It’s all about timing. Jisne 2002 main entry Kari Woh 2012 tak paisa bana chuka tha, uske baad only premium properties held on to prices or gave good appreciation if one had holding power. After 2012 there was a steep correction in apartments and MDUs in gurgaon for the next 7 years, thankfully covid came and government came with subsidies of more than 22 lac crores and NCLT refinancing deferred negotiations which gave real estate a good boost aided by lower interest rate thus reducing cost of acquisition.

Sir true but the other side is that we purchased house in Posh Delhi Colony in 2005 around 40 lacs and it skyrocketed to near about 2 cr by 2011 .. but then by 2013 it came down to 1.2 -1.4 cr and remained there for the next 10 years .. Now new construction luxury builder floors are 2.5 which has construction cost of around 40 lacs ..so price appreciation i dont know hawa me fuss .. i think we are in similar cycle .. 2005-2008 Bull run of property and stocks .. then 2008-09 market crashed .. by 2012 property slow down begun ..Also corporate India will never sustain in coming days ..baat maan lo i work in MNC and most of my friends are in big 4 .. economy ki band baji hui hai so in next 3-4 years IT WILL BE NO RESSION BUT DEPRESSION .. have seen these Gen z getting 30-40 l packages in 2022-23 and now getting fired in 2024
