This is shit analysis. Median price was 280k in 2019 and median now is 425k. The reason for the spike in price was due to a few variables, incoming flow of people because of remote work which has been dwindling since companies want rto so less people coming to Atlanta. Inventory has spiked up from 2022 lows and is not adjusting for the increase of rates. Which was the other reason prices sky rocketed to 425 from 280. This is a 51% appreciate in roi from 280k. The avg is 5% yoy for the past 20 years which would mean that houses have appreciated over double the normal rate. It is also considered the 2nd most over valued market in the country.

As a remodeler I spent over 30 years in and around the Avondale Estates area from the mid '80s into the early '00s. . I lived nearby and knew the real estate agents, the local suppliers and of course, the people. The building at 9:35 was formerly Eds Auto Shop. I must have spent thousands for repairs there as Ray Cannon was one of the best mechanics around. I even had a semi pro baseball team playing on Avondale HS field. .the Avondale Angels. It was a fun time. So many changes now that I hardly remember it.
Hardly anyone owns ther homes to help gen z as you call them. So I found this statement to be kinda silly. Most of your people who own there homes are having to allow there children to live with them currently as the Gen Z bunch cannot even afford to rent anything due to prices artifically inflated prices being stoked by the evil fed government as a form of wealth stealing in reality. This is the same reason insurance home prices and property taxation is out of control. This is nothing more than wealth stealing while staving off a collapse of our monetary system. This is very obvious because house prices here in georgia are up by over 100 percent in reality. Housing prices have double why as there is no real good reason other than a planned dirty event just like every planned event in our history. That has included major theft of wealth all planned by the way. Tell the whole truth!
My statement about boomers and GenX parents helping their children and grandchildren afford homes is based on my experience helping facilitate these type of sales. Quite a lot of Gen Z is struggling with affordability, as is everyone currently in the housing market. Insurance is going up because they have to accurately reflect the risks and costs of rebuilding a home (lumber, labor, wire, etc) and the actuaries are dealing with real world numbers, not government fantasy numbers.
Don’t move to Atlanta ga. People are so so rude. They will kill you in traffic just to be 5 seconds ahead. Nobody in this town is friendly like he says unless ur in the suburban neighborhood. This place has gone so downhill in the last 10 years. Not to mention so much violent crime.

Great video…. I needed this. I was there in 2013 until 2021 working for pepvoys headquarters in kennesaw unfortunately they relocated to Philadelphia they offered me a position but my wife was almost due with are daughter… relocated back to south Florida 🤦🏾♂️🤦🏾♂️ worst choice coming back… finishing my last couple months here and heading back… currently in the public housing field last couple years and I can’t wait to see what this not new but new move back brings me 😂😂😂 great video again

Ha! You've got sharp eyes. That is no where near the norm for Tucker. This is a new build community that is in the closest part of Tucker to the Briarlake area, and I am guessing they are hoping for people who want to live in Briarlake but can't afford will see Tucker as a good option.

Why should Boomers sell their homes? They shouldn't move. Into what? An overpriced condo with HOA fees? A 1200 sq foot house that sells for half a million? No way
Maybe people renting out short term rentals is a big part of the problem. Why else did houses disappear almost overnight? My suspicion is the post baby boomer generations are the ones trying to rent out houses short term, not the boomers. Maybe younger generations need to look at themselves.
Maybe so. I still think a lot of the problem, especially in Georgia, is the institutional buyers (like Black Rock) buying up whole neighborhoods of single family homes for rental.
if the institutional investors are buying up houses for rentals then they are placing them on the rental market. That does not decrease the amount of rental houses. Making the houses short term rentals however does decrease the amount of traditional rentals. Within 10 miles of me there are over 800 properties listed on Airbnb. Check out how many are in your area.
People are in no way obligated to move from their homes when their kids move out. That's crazy to expect that! I am NOT downsizing EVER!! I paid for my home, I'm going to die in it.
Maybe some people are smart and paying off their houses so they have no mortgages and just keeping them until they die? I mean, I’m in my 40s, and when I’m remodeling I’m already planning for my home nursing years lol

Good luck with your move! I will say, Atlanta is hot in the summer, but not South Florida hot! I was in Miami last June - it was awesome, but it was REALLY hot!!!!
Winter is very short and mild. We do have many days with below freezing temperatures, but it really doesn't last long. Spring lasts a long time - we have lots and lots of pollen in the spring because we have tons of flowering trees, shrubs and plants.
