Statistically speaking the downturns of the housing market and the 18 year cycle go hand in hand going back to the late 1900's. I looked at data going back to 1953/54 and its clearly obvious that 2026 is going to be a huge reset.
@@Rustyshackleford20 one of the indicators for supply is the current amount of homes on the market and rate of absorption. With the current amount of homes and rate of absorption, we have about 2.8 months left of supply. That indicates a sellers market. 3-6 months is more neutral and over 6 months is considered buyers. Our population is much more now than 2017. We have been in low supply of homes for a long time. Please note- at the moment it’s looking better. But we don’t have a crystal ball what is going to happen this fall and when they bring down interest rates.

It's just pure greed! It's gross how much people have to pay for homes in the US. They want everyone living in boxes on top of boxes in the centralized cities. Or homeless and then MAIDed by a compassionate health care system.
The pool of people that can afford to buy a home is getting smaller all the time. Something has got to give and it will have to be the prices of homes.
It’s is getting smaller. Inventory is slowly rising. It will be very interesting to see what happens with interest rates. Keeping an eye on our stats in AZ all the time. Thank you for your comment and watching!
I say homes with HUGE price cuts so I don’t know where these people get their data from. Also not enough housing? Certainly not here in AZ where there are new communities wherever you turn. I see homes sit there for months and one house I had an eye on in the Whitewing community sat there for nearly a year and they started asking 2.6 and sold at 1.8 or so I can’t remember. Realtors I know that’s your job but stop trying to get people to buy knowing that this will cause an explosion at some point. The bubble NEEDS to pop! If you don’t let it pop you are contributing to un affordability.
I wonder if these stats include all the hedge funds that are buying up homes and renting them out. This accounts for a huge percentage of purchases in the Houston area where I'm from.
Yes prices are exaggerated. Houses don't cost that much to build.. what happened to a two bedroom house for first time buyers. At these kind of prices people are looking at Mexico and the Philippines many are moving for a better life Else where . I was just in the Philippines and traveled every where. . and found out that housing materials are very very inexpensive there. Labor and materials. I needed to repair my house plumbing I went to Home Depot last week and started to realize that stores are price gauging here. 1 3/4 x 1/2 x1/2 T copper. 11 dollars? That same piece in the Philippines 1 dollar. Imagine that.
It what I call "near north" Scottsdale (what you call Part 1) cross over Scottsdale Road on Greenway and you have the Kierland Area (named after Mrs. Herberger) which is an amazing location in Phoenix BUT you have a Scottsdale mailing address.
