Not true that the Buyer's agent will have to negotiate the commission rate. Selling agent can still pay commission to Buyer's agent.. They just cannot list in the MLS. Doesn't change anything, and will not affect housing prices, which are set by the market.
I just went through the 4000 GBP categories and found these options: Real estate agency Real estate agent Real estate consultant Commercial real estate agency Condominium rental agency Real estate rental agency Vacation home rental agency Property management company Property investment Holiday apartment rental Industrial real estate agency Most of them probably don't make sense for 99% of agents. Any input about what the typical agent/agency should choose?
As much as I love the wit and wisdom of Jonathan, I cannot accept that a 'Content Management System' and a CRM are 'interchangeable.' A CMS is used to manage website content.
Neither company is "friendly" to onpage SEO. As a technician cannot get into the actual code. I am currently working on pushing limits on a new site at Luxury. We shall see how far they let me get as it is only requests currently. Image literally does not have a normal home page. It is a weird conglomeration of widgets such that to change the home page yourself is very difficult. And with both, the client is very dependent on the company to make change requests. Image is all but dependent on overseas staff. The home office as far as I can tell is for stateside execs and telemarketing. Not new to anyone in the know as most design houses in any industry do this. Luxury seems to be LA based but shows no address. In another industry I spoke to an SEO guy from Florida the other day. However, it was clear it was in phone only as he and the background noise was not Floridan. Luxury does have some ability to effect on page stuff via a page editor. But how deep? we shall see. Supposedly, it allows for schema. But what I want to know is it vanilla schema or very boilerplate basic? It has no blog out of the box as far as I can tell and also no RSS. There are many real estate developer co that promise SEO without any chance of it doing well based on design itself. I find this to be an ever on going battle as developers battle marketers. I recall a discussion with a fellow two decades ago over his all flash realty web design. lol The secret the designers hold is that the visual is like crack to the business owners, while the marketer/SEO can show what? Rankings? Traffic? only by giving up his clients. And it isn't like you can show off your code. And off page. Code=talk about a mood killer ;-)
I know what you mean. Some marketing companies like to use proprietary themes that they've designed to make it difficult for other developers to use. Essentially it becomes a platform that only they can edit.
You forgot to mention… when Morgan “forces you to upgrade” your site to the newest version… he doesn’t transfer all the work you had done on your previous site. He starts you off at ground zero and charges you all over again to do those changes to the new site. His minions start nagging you for this after 1 to 2 years but aways at the end of your 3 year contract. It takes them months to do the work and months just to get the communication passed along. Nothing is done on your time…. it is all done on their time! Pretty difficult to take calls when you’re out with clients. Call them back and they won’t answer. Good luck EVER talking to anyone on the phone in their Billing department.
WORST company ever! You want dreadful customer service…. use Real Estate Webmasters! That egotistical lil Hobbit Morgan Carey has “small man syndrome” in the worst possible way.
@@luxurywithlona Inbound REM makes great websites. I'm not affiliated with them but am familiar with their work and it's quality. Also, Ballen Brands, Realty Candy - super nice folks, and Jason Fox Real Estate Websites. Full disclosure, I am affiliated with the last one. Honestly though, all of them make terrific websites. They look great, run fast, have a logical design optimized for lead generation, and feature IDX. One thing I'd add about Agent Image, I've seen the backend of a few of their sites and they don't do a very good job of cleaning up their unused template pages. It ends up being really cluttered and in one case several of the unused template pages were published with lorem ipsum text.

I have used Top Producer for 20 years it was a Great Data Base to actualy make prospecting calls because you can enter your contact type and then do a mass open and move from contact to contact in that group by hitting the arrow to the left or right to get to the next contact and make your next call...Unfortunately the crm was bough out and by another company and they had to move the system to a new server and it has never work well since then and customer service is only chat now and it really sucks...I wish there was antoher crm that was really well designed to make prospecting calls but I have not been able to find another system that is geared toward making call effectively and efficently
Hi I personally by what you are saying I would look at "Follow up Boss " because I think it is the best CRM for power users on the market at the present moment.
I am a new agent but an old sales person. I am tired of seeing all these big marketing companies taking the cut of my commission. I want something where I spend money to get my own lead. For me CRM is not a big deal. It will evolve around my needs. All I care is a proper IDX integration and porper lead generating tools.
Nice breakdown, they are all about ppc. SEO is horrible and in fact they block much of the pages from getting indexed in the engines. TO get big indexing one must know how to work around the limitations. SeattleHome an ex client of mine has accomplished such. But most mortals are not geared up for what they did/do. You question the ppc correctly. One thing I always warn is for whatever you are paying for management fee ($600 as you say) how much time can you get from an expert for $600? Not much.(to be fair my opinion is from a deep dive done about 2 years ago-not sure what has changed if anything)
@@MailRight Sadly right? How hard would it be to open it up? But as you guys talked about their model seems to be beyond the website/idx/crm monthlies with additional ppc management. Its easy to figure out as their social proof page examples are all clearly ppc plays, other than seattlehome who figured out a workaround. And a very difficult to figure out and do, workaround.
@@TimOKeefe Tim I'm not totally understanding your main point, and in fairness "Real Geeks" is one of the more solid real estate agent website CRM solutions on the market at the present moment however if you looking for SEO and content marketing solution it isn't the right solutions you be much better off looking at WordPress with "Follow up Boss" or if this too "over the top" you can look at the CRM that Mail-Right provides.
@@MailRight sorry if i was not clear. If looking to get your leads from SEO, my advice is run. All about the platform is adequate otherwise. imho. Managed PPC or DIY PPC will work well most likely on the site side, assuming the ppc is well managed. Of which I have no idea how well they do ppc .
@@TimOKeefe Yes I would agree I think investing any SEO (quality evergreen) or semi regular posting on Real Geeks or a similar SaaS platform would be a big mistake.

Jonathan, I installed the AMP plugin and got this message "Yoast SEO and AMP can work together a lot better by adding a helper plugin. Please install Yoast SEO AMP Glue to make your life better. More information." Should I install SEO AMP?
Hi Karen i have no idea I didn't get that message when I installed the plugin however it shouldn't be harmful however do a full backup of your website before you install the plugin would be a good idea.
Hi Karen I've got more info on the Yoast AMP plugin. Basically its a message from Yoast SEO plugin which i didn't get because I've got a plugin installed that stops these type of messages in the WordPress dashboard. The Yoast AMP plugin adds a tab to the main Yoast SEO management screen and you get nice interface to managed AMP options however it doesn't add any additional functionality.
