Really great and informative insight into Durango! A few things I'm curious to know,; is Durango a floodplain, being next to the Animas River, how is Water availability projected for the future, and the water quality in the area? Are private well water rights on agricultural ( farms/ ranch properties) being confiscated by gov? As a retired mountain real estate broker, you are doing a great service here! This is fantastic info!

Hi Karen, thank you so much for the kind words and for watching the channel! There are flood zones/ areas for sure. But in town Durango isn’t affected as much. It’s more as you go north of town. I haven’t heard anything about well water rights being confiscated here and the quality overall is good but I do always recommend home owners get a whole home filtration system.

wow !!! A Great Real estate Ad !!! Dont forget the water Quality is bad, because of old mine runoffs , that has poisoned, the rivers and streams.. and we are in a decades old drought, and have wildfires that smokeout the whole area , for hundreds of miles. We also have horrendous traffic , and high dollar rentals and property . Make sure you check out the taxes on properties. I would say that Durango is ALOT like Coeur d'Alene Id and Bend, Or. just to name a few, that were once special, but , now , look like anytown USA.

Before you even think of moving to any place, first rent an Airbnb rental for 3 months to get a feeling of what it will feel like living in that area. Rent in the spring or the fall, not in the summer when it is the best/warmest, and not in the winter when it is the worst/coldest.

I live 15 minutes away on the NM border about 1 mile from border. We get same amount of snow usually. It’s essentially same weather and temp and no wannabe rich people, lower taxes, peaceful, closer to wolf creek ski, closer to pagosa springs, Santa Fe, California and about same distance to la plata mountains! Silverton is another town and about 50 minutes from Durango so is telluride about 2 hours. Durango is more or less a NM style town taken over by white snobby people. Overall it’s so much fun to live here in the 4 corner area. Not really much to do in Durango nor is it appealing to me at all with 1.5 million homes with 1500 sft worse than California for no good reason. For us Farmington has way more to offer especially for home improvement and other shopping. The river is nice which is next door to us and is polluted in Durango due to mine release in 2013 I believe. Oh and I love the snow. Winters are no joke. It’s not the occasional winter storm but several😂. Temps are for several weeks 0-20 Fahrenheit and on several days -10-15f. The wind is very low in winter and the cold is dry at 6k+ elevation so does not feel much worse outside than 40 f on east coast Maryland. I am usually in shirt I. 20 f outside. After blizzards you will find all sort of foot prints from puma to coyote and deer, elks.

Durango has lost its original small town flare. It’s the Comifornians and stupid ass Texans that have moved in and absolutely ruined it. I grew up there, and thank goodness I don’t live there anymore as it’s been “Aspen-ized” nice to visit but not many can afford to live there.

Good question, there is 1 on the market right now for 3,300 that is within about 10 minutes of downtown Durango. Please feel free to give me a call or text and I’d be happy to discuss rentals in more detail but I would say 3300 is probably close to the low end for a 4 bedroom. Could you go more into the financial pros and cons of living in Colorado in general and Durango in particular? Are there breaks for seniors, military veteran widows, retired educators, etc.? How does the cost of living compare to ABQ in terms of utilities, food, and such? Thanks!

Great video. We live on CR125 just 12 minutes from downtown but up in the pines. I have friends who are contractors, licensed electricians and plumbers who stay quite busy. I built a small campground on our property for family and friends and provide an off grid RV for them on CR125 @Vaquero Ln... If you buy land in the Lake Durango water district be aware water taps are nearly $15K so make sure you have water. Wells are 700 feet deep out here. I noticed on your Animas Valley segment an elevated wood pathway. Where is that located? Just curious if it is public or on the Dalton Ranch golf course?

The City of Durango manages recreation at Lake Nighthorse. There is no formal recreation oversight at Vallecito. Because a portion of Durango's sales tax is dedicated to open space, the parks and trails in Durango are second to none. Durango is the economic center of the County. So the big box stores are there as are all of the significant grocery stores. But Bayfield has most everything one would need if they wish to avoid Durango. And as the video noted, the best meat counters in La Plata County are at the grocery stores in Bayfield and Ignacio short of getting meat at Sunnyside in Durango. Sauls Creek offer many hiking and biking opportunities and the county roads are uncrowded for the Bayfield resident and visitor. Durango has exploited it proximity to public lands and has among the best hiking and biking opportunities! Everyplace in La Plata County gets snow. As a rule, less in the south and more in the north. Elevation is the key component as 500 ft of elevation makes a big difference in snow amounts. Durango West and Forest Lakes get more snow than Durango or Bayfield proper. The one thing you have failed to mention are the public libraries. Durango's is good and the one in Bayfield is award winning. www.libraryjournal.com/story/best-small-library-in-america-2014-pine-river-library-co . The community is blessed with people dedicated to lifelong learning! And then there is the price of real estate. It has all gotten stupid, particularly in the Animas Valley. Recently I asked the ditch rider of the East Animas Ditch how the millionaires were treating him and he said with a straight face, the billionaires are running them out. There is wealth retiring to the area to experience what those of us who have live here all all have been enjoying. Just see the recent article in the Herald on the lack of hanger space for those with a plane. www.durangoherald.com/articles/durango-airport-in-need-of-new-hangar-space-for-private-planes/ And the result is a stratification and gentrification of the community that in the big picture, is not desirable.

I'm looking for a small piece of "wild" land. Be it 1/4 acre, up to two acres. Something I can build a lil 20×16 work shed on , along with a couple of 18×8 greenhouses . All structures will be on skids for easy transport if needed. I already have two acres in Carriere MS , though I may sell or trade it for similar acreage elsewhere , and will inherit a rental property in the next few years.

Jumping off the bridge at Baker's Bridge is technically trespassing, note the fencing! Way different when I was a kid! You need to engage a local to give you the INSIDE information. I remember living at Fort Lewis when it was located in Hesperus. My first cabinet job in 1987 was in the Ranch (nice home), just down the street on Latigo for the developer of Elkhorn, Gene Haskins! Did the cabinets for the developer of Edgemont Highlands. My son is working in all the subdivisions you are referencing as a licensed sub. We kind of know the area! There are locals hanging at the Rec Center! Some of the new lots you are selling around The Glacier Club (Tamarron) were created when I sat on the PC. And most all of the one's across from Purgatory saw my eye before they were recorded. You mentioned Edgemont Highlands, which was also reviewed when I was on the PC. All now very nicely developed subdivisions. Locals enjoy the really severe winters as it tends to thin out the riff-raff. And unfortunately as things are now shaking out if you can afford property in Durango and the North Valley you can afford a condo in Scottsdale! So many of these multi million dollar properties are second and third homes of the very wealthy. Thus the shortage of hanger space at the airport for the well to do. The people who are buying this real estate don't need a mortgage!

Durango? Oh, please. It’s like Flagstaff, Arizona got bored and decided to ditch anything remotely interesting. It’s the TV show ‘Yellowstone’ if the entire cast suddenly confessed to being closet lesbians driving around in 4Runners and Subarus. And let’s not forget their boyfriends - a charming mix of androgynous vibes and a knack for sensing ‘bad vibes’ from the crowd of unbearable snobs swathed in gorpcore gear. Their idea of a ‘hike’? A leisurely stroll to the nearest overpriced cafe, where they wax poetic about the virtues of their ‘Americano’ - which, by the way, is just watered-down espresso, which is basically just black coffee. So much for rugged outdoor living, huh? I still left a ‘like’. Well done content.
