Ja, in Thailand bist dann teilweise ganz allein im Hotel/Resort 😅 und zahlst in der nebensaison dann auch nur 50%. Aber meist sind die hotels nur zu 50% mit Mitarbeitern besetzt und es gibt kaum unterhaltungsprogramm 😂

@@BaliInvest From my research in Seminyak where i have been for holidays a few weeks ago, the occupancy rate based on AirDna (Paid subscription) is 62% while all Bali is 56%. I paid 220$ per night for an one bed villa. This villa is around 200k$ to be purchased and the costs to open a company legally so you can pay taxes could be another 5% to 10%. AirBnB charges 14% on average to use their platform and Bali is working mainly with AirBnB. Property Management is a solid 20% everywhere and in some cases more. Taxes a 10% because you have the company and you declare all profits. Expenses 5%, accountant, repair anything that is broken . I also will include that a leasehold property every year loses based on the years signed it's value. So if 200K a villa for 20 years, the buyer loses 10K each year and at the end he returns the villa to the owner. So the final generous estimation is an investor to make 8% and the worst scenario is a 5% which i personally take 5% from other investments easily. If you could provide some other facts based on numbers, i would be more than happy to see them and i am sure everyone in the comments section who is an investor and is thinking to buy property in Bali
