Hi, I'm Luís Baptista, a real estate agent based in Central Portugal. I've been working in the industry since 2006, and I've seen a lot of changes over the years. But one thing that has remained constant is my commitment to providing my clients with exceptional service.
One of the ways I stand out as a real estate agent is by offering video tours of the properties I have for sale. I know that in today's fast-paced world, people don't always have the time to visit every property in person. Whether my clients are local or overseas, they can get a real sense of what it's like to walk through the property.
Over the years, I've built up an extensive network of contacts and resources. I know the market inside and out, whether my clients are buying or selling a property, I'm there every step of the way, providing expert guidance and support.
Thank you Luis , I just wish I lived closer this property is great value , that is totaly unable to be found any were here in Australia even in the remote areas of desert
It's not hard you just have to pick the olives. Once a year, i think October is the month for that. Mostly the olive trees are for oil making, there are different varieties. You pick the olives and bring them to the local oil press, where they make oil from it. (if you are lucky there are a few trees on the land for table olives). (the same for grapes, most of them are for wine making). But you can buy small young olive trees of course, on the market or shop. Also small fruit trees.
Hello Luis! I was just about to decide that Portugal was getting too expensive for me then you came up with this property. Keep at it and show us cheap, reasonably priced properties you can actually live on without having to go through the bureaucracy to get permits. Thank you for all your videos with detailed information. GOOD JOB!
@@waliza001 I think so. But I do like the irrigation. Only the property should be 3 times larger, and there should be a license for permanent habitation. And the buildings should be a little further away from the eucalyptus trees. Then it would be perfect. And then it would also be a viable source of income, and eligible for subsidies as well.
@@waliza001 And another thing, in Portugal is not unusual to negotiate about the asking price. Sometimes even up to 30%. We Dutch people are not used to that because here in the Netherlands that is completely different because most buyers are willing to offer even more as the asking price. Because we do not have much land that is available, and most of the time there are more buyers for the same property.
@@insAneTunA I know. Problem with Portugal now is everyone there is thinking their useless land in the middle of nowhere is worth millions, because every foreigner is loaded with money and will buy it at ridiculous price. I can feel it everytime I visit Portugal. It is almost like in Africa- for them Im nothing else but walking wallet. Bottomless wallet.

hi luis, what a great property with loads of potential,if i had not already got my land i would have made an offer, more properties like this please,i just like looking, take care and good luck.
You can do it like a house , respecting the built área but for the state you must say that is a selar or a yarn. In the future you cannot request company Walter for example nor selling as a house. I had a similar problem in Coimbra region.
@@gerbenleeuwerke5488 I AM not the seller , is another Luís 😄. Peobably you can live there must keep in mind that if you want Water and eletricity from the company you peobably Will not have , also for drainadge. But the seller may have some more info. There are some municipalities that permit the usage transformation . My opinion is just based in MT experience with a familiar terrain. This terrain that is being promoted looks fine ....
@@semvlasveld8799 That is what the value is according to the tax office. Why would the tax office not ask more tax if it were worth more? It is farmland that is not licensed or registered for permanent habitation. End of story. Luis can ask what he wants, but that doesn't mean that it is a smart thing to pay that amount. I think that Luis forgets that he is dealing with Dutch people. We invented investing. 🤣😂
The protperty has good potential. But, the price is not right, up and up and up. The real-estate is really getting hot $$$$$$ in Portugal, foreign investors are killing it for the Portuguese people who are looking to return for their retirement life. I'd probably buy this for $35 K. I wish you luck to sell this lot.
This property is very nice, I love it! It is a great find, the land has been well cared for, the house is structurally sound, and utilities are in place. While it seems many commenters would want to "modernise" it right away, I feel that with just a good clean, sealing the terrace, and some fresh paint, one could live there comfortably while getting to know the property, before making any changes. I would probably replace that little bit of roof over the bathroom first thing too, then get to creating a good vegetable garden, any other changes could wait. I disagree with those commenting it is overpriced, it has close to four acres of well cared for land, abundant water, a structurally sound house with utilities in place, plus outbuildings ready to be put to use with just a clean up - it is well worth it. One could make a very lovely home there quite easily. I enjoyed this video, it was very well done, a real pleasure to watch, and very informative (I think I missed hearing how far it is to the nearest town for markets though). I loved seeing the time and shadow bit, it was a great help, thank you! Just one suggestion though, the flashing lights used between scenes are a definite trigger for anyone having a seizure disorder, please don't use that technique again!
This is absolutely not worth the money. So sad how overpriced properties have become in Portugal. A lot of money would have to be spent to make it livable and still you wouldn't have a house with good spaces.
Nice project to do house is a little mess up shape. But like you said open bedrooms. Finish the balcony new windows flooring and new roof it would look beautiful maybe they the storage room on ground floor and add it into the ground floor make kitchen bigger
Lovely video Luis like always. You keep getting better at it 😉. I know many people worry about fire hazard etc in Portugal. Maybe it’s an idea to mention if the properties are in a risk zone or not. If I can make a suggestion.
Has the potential to be a lovely little house in a great setting. It's perfectly habitable if you don't mind roughing it for a bit. Amazing views. What mountain range is in the distance from terrace 3 and 4 Luis? (In the distance behind the village houses) it's not the Estrella is it?
Overpriced?? Living in the UK I think it's peanuts for what you get. Just £66,800 for a habitual property, 3.7 acres of land with fruit trees and olives, abundant free water, lovely weather, lovely people and above all peace and tranquility. Spend £23,000 on some renovation work plus another £10,000 for fees, taxes and flights and you would have a lovely property for less than £100,000. The only property in the UK I can buy for that price would be located in some crime ridden hell hole with neighbouring properties boarded up and yobs speeding up and down the street on their E bikes.. It would no doubt be a two up two down terrace house riddled with damp and mould with the occasional burly rat scurrying around an overgrown 10ft square "concrete patio area". If it wan't for Brexit with the 90 day rule, max 180 days a year, I would be placing my £6,680 deposit right now.
@@stevenhull5025so true! Same with being from the U.S. we are on a never ending hampster wheel trying to make enough money to live and pay our taxes….could cash out and retire to something like this 20 years earlier…
Well, that was a rude thing to say! The walls of the house are straight, and the stone walls are very well made. Perhaps it was the commenter who was drunk...
Politely asking that you don't use the red flashes again that you edited into this video.. it caused a medical seizure and will affect anyone with brain issues, has fits or serious migraines. If you choose to continue to use this in future videos - you need to put a warning up IN THE VIDEO before the video begins, stating there are flashes in the video that causes seizures and other medical issues.
@@perolagrande When not made aware before hand that this was in the video - how could you 'not watch it!' You missed the words 'politely' and 'noted that he can choose to add it still in the future - but LEGALLY there has to be a warning if doing so. Be pleased that I have made others aware of this so to lessen the chances of others having SERIOUS issues and stop attacking someone with serious brain issues that seem to function in a more humane way than yourself. You have been blocked replying to my comment in future.
Hi Luis, I’m half Portuguese and have followed you and enjoyed your content for some time. I hope you won’t mind me saying that you finally seem to have slowed down your speech. This helps a lot. Never be in a hurry with your commentary.👍🏻
