The washer/dryer was a good investment. If the tenants stay because their next unit wouldn’t have those washer and dryers, you saved serious cash by avoiding the turn. You did good IMO
Any advice on how to find contractors to rehab out of state property? Do I have to visit the property anytime of the deal? How do you align a team of people like structural engineer, plumber,, etc to quickly inspect the property and give you an honest opinion for an out of state property? In any brrrr deals do you ever have to get the permits from the city? Is brrr always a fixer upper and never a tear down? Lastly how much did you end up spending for all the inspections, realtor fees, property management, etc? Does the property manager only come into the picture when you are ready to rent? Should you always have a property manager for an oos property?
I have an android , samsung account , I realized my phone was still linked to a tablet that I sold , and I couldnt unlink them , I down loaded new updated software from Samsung and I ended up changing all my passwords . I was able to remove and unlink the tablet.

Is it allowed/is there a way to arrange a partnership where one of the owners is occupying a unit, but the majority of the capital for the 5% down/financial income for approval comes from the other partner “investor” (who would not be occupying the property)

With bad records or none nobody can get that financed by a bank.. 2 years ago to this video everyone was cash heavy and wanted all value.. welp that’s changed this deal is gold and seller finance is or was the route to take.
