One of the other Y-T channels on The Villages (Gold Wing Nut channel maybe?) said at least one of the indoor pickle-ball court buildings has stopped construction (some sort of issue, maybe the investors bailed) -- no further work has been done on it for some time now. I hope the building you're talking about isn't that one. -- BR
I do not believe so. They have it on their website that they are opening in 2024 and there as been several new articles about it. thepickleballclub.com/clubs-overview/villages/. that is their website !
Yes, for ME it's still the interest rates! Most people disagree, saying "No, it's not the rates it's the high home prices" but for me (running the numbers) if the interest rate were lower then current home prices (in my markets of interests, as not all markets nation-wide or even state-wide are the same) WOULD be affordable, and easily. It's amazing what a 4% difference (3% vs. 7%) makes in one's P&I pay't each month! To me, it's Big Money (that I prefer would go to me into savings, not to the lender). As for home prices, I'm seeing them come down almost daily. Only slowly, true, but homes -- still inflated/over-valued/over-priced -- aren't now AS overpriced as they were 2-3 years ago. Additionally, I'm seeing more supply coming onto the market, mainly new-homes/construction, which should pressure prices downward. And even though current home-owners are still hesitant to sell due to current high rates -- so THEIR homes will continue to remain off-market -- I do expect supply to meet demand (and more) sooner than later...but for now it seems the Developers/Builders are leading the way increasing supply. Still, given the current high rates (for me, even VA Loan rates) I'll continue to be a renter and stay on the sidelines...but spending the time wisely preparing for the mortgage pre-qualification process in order to get the best numbers I can when the time is right for me to buy. Glad so see more homes coming onto the market in The Villages...expecting that to continue for a good while. ;-) -- BR
Does TV make you get a new roof every so may years or is that a thing the actual insurances mandate? Heard need a new one every 10 years but not sure if that’s via TV or the home owners insurance company? Also why does the sewer cost vary every month🤔
So there is a new ruling on that. If it is 15 years or older you might have to. They will have roof expert come out to determine. That is done through insurance though, not the villages itself! If you have any other questions feel free to reach out anytime at (352) 390-4800
Hey there! North of 466, most of bonds are paid off. Checking the bond status on The Villages bond site is a great tip for prospective buyers. Feel free to call me anytime at 352-390-4800 and I’ll happily help answer any other questions!
I hope you don't let the 2 disrespectful, ignorant and classless fools (Special Needs?) below discourage you. Thanks for the information you give in all your videos about The Villages (TV). TV is one of 3 locations I will be looking at in ~2 years when I'm fully prepared (financially-speaking) to buy a property, and am working on that goal now. Thanks, -- BR
I think we are actually up to 115 pools and almost 300 pickleball courts and almost 800 holes of golf!! And with the Eastport area and south- that will add dozens and dozens of pickleball courts and probably a couple hundred holes of golf and at least a dozen more pools. I love that we keep growing. It ensures the Developer stays committed to our AWESOME community and adds endless amenities and more golf cart and walking and biking adventures!!! We live in and LOVE The Village of FENNEY!!
You keep paying fees, special assessments, taxes, bonds, all for the pleasure of standing in line to play pickle ball. You have difficulty getting a tee time esp. during high season. Grass on the courses are brown. Many people go over the speed limit in their carts and it is down right dangerous. So these are just some of the things that make The Villages stand out.
...that's okay rkoleda...you're clearly not ready for The Villages -- yet. But when you grow up and get older -- and IF you get wiser (sadly, many don't though) -- you MIGHT be. ;-) In my case I'm in West TX presently (for 2 more years as I financially prepare to buy a home) but am looking to move back to CO (Springs)...that is, IF the housing market there -- & mortgage interest rates -- become more affordable. Whatever, The Villages is Plan B. I'm even researching golf-cars -- just in case. :-) -- BR
Yes, they are only for sale. I am sure there are some for shorter rental. They do have condo type homes in Brownwood and near lake Sumter that you can rent!
Married couples socialize with other married couples. The old widows socialize with other old widows. Single men are persona non grata. Also, "friendly" does not mean "nice." People smile and wave, but would not piss on you if you were on fire.
The cost varies on the type of house, but budget from $2,800 to over $5,000 a month. Some rentals may include golf cart. Yes you can rent golf carts around $600 a month.
It is typically more during that time and I agree with the person below with the amounts. That is the busy season, I personally recommend coming down either in the summer or early fall to avoid the business/cut cost!
Groups for everyone and alot of different town squares. The live bands will cycle thru all of the squares so you dont have to go to them. They have activities directors for each area too!
Does that mean if the bond isn't paid on a house, the listing price is increased by the unpaid bond value? Or, is the listing price lower because the bond still has to be paid (i.e., the bond value is not part of the listing price), making the buyer have to budget more for costs?
The listing price is unaffected either way. If there is a bond you have to add it in yourself. They will resist you adding it back in out loud every time they say the price. They would say the price of a house and then they would say it has a bond amount of X..And I would say. so the real price is X. we did this on every single property. I kept saying im looking at total cost of ownership. Never changed their spiel for a second.....but, I do like it and am moving there in june
