Another incredible video - love the stats, especially the days of supply metric. I watch another youtube channel on Cars, and they break down the same stat there. It can lead to some amazing things - like the new Dodge Hornet that came out, if they stopped making them today, they would take over a year to sell what is sitting in dealer's lots based on days of supply. Crazy stuff. Anyway, I am not sure if it is possible, but if you can include the normal yearly cycle in here, maybe look at the same stats the previous year, so that we would know if it is just the normal summer doldrums of home sales or if it is a real trend, that might be good. Thanks again for these videos, they are sooooo informational.

Thank you for your comment. The 10 mile radius for the power plant covers much of Holly Springs but also much of Apex, New Hill and Fuquay Varina. The landfill does produce occasional odor, but that is only for a small subsection of Holly Springs near the landfill. Traffic is tough coming down 55 during rush hour, for sure. Other times of the day are not so bad….but if you commute during rush hour you’re likely to hit traffic. Still traffic is minor compared to what you’d experience in suburbs of other cities like Boston, NYC, Miami or anywhere in CA.
Great video. When I look at the two, I look at most of Cary proper as being older and more established neighborhoods without a lot of growth area left, while Apex housing is a lot newer and is currently booming. If you are looking for a new/newer home, Apex seems like the place to look first. If you want a neighborhood with some mature trees and older design homes, Cary is the place.
Love your content. Very informative. In this video you mentioned that you are really getting into dirt road when we are looking for houses in 27539, could you please elaborate on it? We thought it was pretty developed near the intersection of ten ten road and Kildairefarm road 🤔

I can understand where you’re coming from with that question. The goal of the magnet school is to reduce high concentrations of poverty in schools (among other things). In order to do that, yes, kids in higher socioeconomic areas are brought in. However, the students that live near that school are assigned to that school without having to apply so they live in a lower socioeconomic area but have the opportunity to go to a school with a mix of socioeconomic statuses. I think there are benefits to having a mix of socioeconomic statuses at a school - what do you think?

Should I try Apex? I know I cannot afford a 700,000 dollar home nor do I want the upkeep at my age? Any recommendations?

We live right next to the landfill. There's only a few random days throughout the year where you can smell it. They really do a great job. The power plant is interesting cause we've lived here almost 20 years and our electricity has never gone out. Coincidence? 😁 Plus, harris park and lake is really nice.
I grew up in Cary, went to CA for middle and high school, it's home to me even though I've now lived away from Cary longer than I lived there. It's unrecognizable from when I was a kid, and grown SO MUCH in the past five to ten years. We moved away because of how ridiculously expensive everything was getting in Cary... and that was BACK THEN. Cary is definitely the upper class part of town, every family that lives there generally has dual high incomes working for major Fortune 500s. I once heard that in order to be considered middle class in Cary you had to make around $250k/yr, and I could believe that. Home prices are high, and taxes there are a major expense. What you didn't mention demographically is the Asian/Indian/Pakistani population, which is "on paper" 20% of the population - but that's not normally distributed. East Cary is heavily White, but West Cary where most of the new development is, is 50+% Indian. I lived in an apartment at Parkside for a couple years and frequently would go to the store and never see a white person - it's all Indians. The old joke used to be that CARY was the Containment Area for Relocated Yankees, but some people now call it Curry, NC instead. That could be a pro, it could be a con. Lots of great food around Cary, but you may find yourself culturally isolated in an exclave of Indian transplants if you buy without meeting your neighbors. Just be aware of it. Be careful with the public schools around Cary as well, the high schools have a reputation for having extremely high drug usage rates. The City of Cary is also mad with power, and love to gobble up land from all the little townships nearby. This tends to bring more land into Cary over time, but they tend to be less dense tax bases and wind up costing more and more in taxes, so your homeowners taxes WILL be high. They also LOVE to spend money, usually on art pieces and building nice little luxury outdoor areas... whether you see the utility in this depends on who you are, I guess. I do appreciate Cary's commitment to keeping the streets swept and washed, as well as well lit. Very few towns do this anymore, but Cary does. Public infrastructure in Cary is great, you will have the best internet and the most reliable power out of any of the local towns.

@@LiveInRaleighNCA nice video. Some helpful information.I’m aware of steering and other msn made laws. I prefer less racial, cultural diversity wherever I move and work. Try to keep in mind, excluding politics, that most people prefer to live in an area of the same race and culture. If a client requests it and and you want to get the deal, then it’s only fair and totally legal to mention those areas. I like NC and have been there a lot. I live in MD but am thinking of moving there. 😃

Hey thanks for the comment and great question. The answer is “it depends”. Houses on the market longer are getting much lower DD fees ($1,000-$5,000) but for those competitive houses we’re still seeing 6 figure DD fees.

I appreciate this video so thank you. My family and I are wanting to come check out the Raleigh/ Fuquay Varina area soon( like in a week or two). Currently live in Waxhaw a Suburb near Charlotte which has also exploded in growth since we’ve been here( 2014). The problems seem to be the same as far as to much growth for the infrastructure 😅.

Downtown Cary has made some real progress definitely with the Park, but Downtown Apex is alittle better feels way more connected and traditional with just enough modern updates so it's not stale, but Cary is just starting to reinvest in it's core again so I think it will past Apex in the future as far downtown go definitely once the BRT systems extends to the future Station they plan to build in or close to its Downtown, just just my two cents lol.
Where are the "children's hospitals" in the Raleigh area? Often we've found if we needed to go to the hospital, a children;s hospital was often best. Just curious
Duke would probably be my first choice - www.dukehealth.org/hospitals/duke-childrens-hospital and UNC Children's my second - www.uncchildrens.org/uncmc/unc-childrens/. You could also try WakeMed Children's www.wakemed.org/location/childrens-hospital. But, honestly, that is based on the opinion of people who've had to use those hospitals not personal experience. Fortunately (knock on wood), I haven't needed to go to a Children's Hospital.
