Love Marina Vallarta! I have been going to the MV for many years, but I am getting tired of the venders harassing me as I walk along the marina. They are getting too aggressive asking to go fishing, wanting to sell drugs, girls, boys, lunch, dinner, tours etc. The Marina authority needs to control these people. It takes away from the beauty of the marina.

I think it is about time hotels, realtors and others need to stop saying their property is in Puerto Vallarta! It is NOT. Puerto Vallarta is in the state of Jalisco. This property is in the state immediately north. Puerto Vallarta in light traffic is 35 to 40 minutes south. TRAFFIC IS RARELY LIGHT in this wonderful, and beautiful place. Neither is Nuevo Vallarta in Jalisco.

Hans! As you're driving around, why is the camera constantly on you instead of the neighborhood? I want to see the houses, the streets, etc., not just you. This video could have been more informative but it isn't. Please re-think your videos and feature the subject matter instead of you.

I just looked at one of your videos and I am planning to buy a house down in Puerto Vallarta. Can you please let me know which colonia fits my needs: 1) Quiet area 2) Not too close to the beach (15-20 minutes away) 3) Close to Airport 4) Close to stores (Home Depot, Costco etc.. etc) 5) Flood free 6) $150k - $200k US $ 7) USA and Mexican Citizen. Versalles is a great neighborhood we stumbled across. Close to Centro, but far enough out to not be in the busy center where it can be lively. The food scene is up and coming, no question there.

Shouldn't the Mexican government ban all Canadians since the Canadian government is banning all foreigners from buying a property in Canada ? I think Mexicans are too nice. They should apply the same law as canadians do to them.

Hello! great question, so you will need the cash to purchase. There are a few financing options but they are very expensive, they are used more for a bridge loan but if possible get a loan in your hometown, HELOC or cash out refinance and buy here! :)

Way too expensive. You're not even in puerto vallarta. You can get for 695 thous a condo in amampas, Concho china's or even Zona romantic.

I was just there this week ain’t no way that there gonna be finished by the end of 2023 and as far as the material there using looks cheap , this placed is overpriced and overrated the roads in La Cruz are horrible everything closed by 5pm , you remind me of a used car salesman your horrible

@@hanssellspv Yes, top 5 because at least 75% of the tourists come from the U.S. If you take that away, Mexico falls along with the rest. Keep in mind that because of the Jones Act in the U.S. every ship that leaves a U.S port must stop in a foreign port, so pretty much all cruises stop in Mexico and in the Bahamas to a much lesser extent. Just research how many cruises leave the U.S. each year with stops in Mexico. If a cruise ship stops in two ports in Mexico, each time, it is counted as a new batch of tourists coming into the country. Also, all the land border crossings from the U.S., albeit some of them a lower percentage come through with work visas, but many just cross the border and return. Guess what? Each time it adds up to a "new tourist" coming in. Don't get me wrong any country would love to border the U.S., but do not resort to jingoism.

That is correct. It varies depending on purchase price but that is a good estimate to keep in mind
