Chetan paaji everyone makes a video of new upcoming projects whether it is apartment or builder floor. No one talks about future visibility of already bought or existing inventory. Could you please make a video and guide us. I am sure if you explain the resale value and what is happening with existing investor in terms of their investment. People will get motivated towards the more investments since they are getting return. Thanks
Research is good. 6 becoming 7.50 in 18-25 months is 11% to 16% p.a. return only. And real estate is very illiquid. Seeing the deterioration of infrastructure in Gurgaon, I don't see people buying 7.50-8 crores of builder floors. 2 years ago, Sushant Lok 1 and DLF Phases used to look very clean and beautiful, now they look very untidy, overcrowded (mostly rowdy people). Needless to say, Govt in the city pays no attention to cleanliness and repairing roads. Soon, the golf course road (except the One Horizon stretch) will start looking like Sonipat/Panipat. Quality of life in Delhi, Noida and Ghaziabad is much better. People realise it only after shifting to Gurgaon.
@@ABSham228 : Let's leave aside profitability for a while. Let's focus only on the liquidity part and how the property dealers and investors manipulate buyers and sellers at the time of deals. Someone wants to sell and someone wants to buy, but an investor will come in between and take 15-25% margin. It's called a scam.
